Please help.

Looking for a DIY livery yard Near Newton Abbott. With decent turn out, off road hacking and sand school a bonus! ( also happy friendly helpfull people!)
There is one Oakridge/Old Bailey Farm, Stokeinteignhead. Anyone know if its any good?????
