Help! How do you pay for renting fields....

Hi All

Looking for some help on what is the 'norm'! If you rent fields off the fields owner, ie just you and your horses no one else, do you pay a specific amount for the fields per horse or do you pay one whole amount for the fields, regardless of how many horses are on there?

My next question is, how much do you pay for this, be it amount per horse per week or a monthly rent for the fields - depending on which is usually the 'norm'? It is about 6 acres (2 separate fields but all together 6 acres) with no water, no stables etc just fields. I'm confused and need your help please! Also if you rent fields, do you give copies of your horse insurance to the field owners? And does your field owner have separate insurance for the fields, or is it just your personal insurance you have on your horses?

Sorry for all the questions but I knew you would be able to help! By the way I am the one renting in this case, so no advertising or anything I literally need help/advice!
 
ok here goes:

Current............6 acres, max 3 horses so not over grazed, no running water or stables but access to fantastic hacking, not muddy and generally a great location - sole usage pay cash £160 a month in advance with one month deposit

Previous..........£12.50 per horse, adlib grazing, running water, no mud , fab hacking and good access - again paid cash monthly in advance

I rent about 20 acres - £15 per week for the 14.2 and £5 for the 10.1. Only the 4 acre field has an old barn shelter but they all have running water. No electric. I have liability insurance
 
We rented 8 acres with no water a few years ago and paid 800 per year, I paid this monthly over 10 months to the land agent and they didn't ask about insurance etc. There were no 'rules' on number of horses, just how the land had to be maintained.
 
It's around £80 a year per acre at the moment. Big owners (like building companies) have Estate Managers and they would invoice you every year
 
Well this is what I thought see, I have 3 horses and the 6 acres say I paid er horse X amount, what happened if I suddenly just had one horse, wouldnt the owners be doing them selves in as I would still have same amount of land but paying only for one horse?! shouldnt it be rented per acre/per field? Just confused on how its meant to work! And say I potentially take on another field, then if I am paying per horse, in theory I wouldnt have to pay any extra for an extra 6 acres, seeing as I am paying per horse and not per acre?
 
The field i have looked into renting is £100 pcm paid directly to the owner. Its about 4 acres and i will be erecting my own shelter/stables but she is sorting out fencing etc (at first any upkeep will be down to us)

So your field is for the field, not per horse? Isnt this how it should be? Yes fingers crossed you get it!!!
 
£10 per acre per week. No facilities/utlities but great access to bridleways. Field is fertilized yearly by owner. I have my own insurance. Can have as many/few horses as I like. (I rent 4 acres in Essex)
 
Going rate around here is £100 per acre per year. For that you'd get a well fenced field and usually a water supply but nothing else :)

Nobody ever mentions insurance and the landowner would be responsible for weed control and fertilising
 
i paid £40pw for a 5 (and a bit) acre field with water, electric, barn, storage, 4 stables and tack room. they didn't mind how many horses i had there so long as i looked after the land.

i didn't have to show them any insurance details although i did end up demanding to see theirs (long story).
 
i pay 125 pcm .for that i get a 2.5 acre field (i split into paddocks with elec tape, 2 stables and 2 storage sheds.water included in cost.i can keep up to 2 horses or 3 ponies on it. i pat the rent monthly to the owner.i can do what i like on there within reason.
this is in kent.
