For those of you that run Livery yards.........

Do you think it would be possible to fill 14 stables with just part and full livery's? I really have no idea what the demand is for it! The yard in question is in Wiltshire with good access to M3, M4 and M5. Also nearest towns would be within 10 miles and cities 20 miles.

The yard I am looking into taking on has got stabling which is nearly new and of american style, paddocks are all post and rail, there is a good tack room with hot water and heating and even a toilet! There is no Menage as of yet but there are plans for the future and the farm offers 15 miles of safe traffic free hacking as well as the downs being within a mile from yard.

Do you think the above would appeal to those looking for part/full livery??

Please everyone I need as many opinions as possible as I am in a dilemma as to whether I should take the yard on or not as it involves alot of capital!!

A yard we where going to take on (13 stables, xc course, menage, horse walker, post and rail fencing, 20 min hack up to the moors with plans to extend extensivly) was filled up with full liveries and with a waiting list.
 
i have a yard that i took on in march 07 with 9 stables, menage, exc hacking etc. the one thing that people want is a menage for lessons and schooling etc. i had 7 boxes filled straight away but only diy asst. most people where i am have land and stables at home. i personally would not go to a yard with no menage. sorry but it costs a fortune in the set up so you have to have it right and be prepared for stables to not always be filled. i have also found that people want 24/7 turnout this time of year and i can not offer that as i have 8 acres only.
