Well we've finally done it - bought ourselves a place with a yard right outside the back door! I am very excited, but scared too. I've had my horses on rented fields before, so know about land management, but this is my first yard and arena. Any pearls of wisdom? Things I must buy as they'll save me time and/or money? I have a rubber and sand school, large wooden boxes with water and electric, post and rail and probably a slightly smaller acreage than ideal, but my horses all need restricted grazing anyway, so hoping it'll work out!

Congratulations :D Sounds as though your pretty well set up there and if your used to field management, which is always a juggling act with the seasons, all I can say is keep on top of it. Nothing beats walking into your own yard, steaming cup of coffee and thinking 'this is mine' . Priceless.
Security is always a big concern and I have invested in a new system. I did notice at costco they had swann systems at a good price if it was something you were considering.

Can't help with the arena, as we don't have one :) If you have already rented land that you were entirely responsible for, then you will be used to emergency fencing etc. Always make sure that you have charged torches (our outside electricity used to keep going out! Sorted now) Try and make sure that you have back up in case of illness etc.
The amount of time you can waste just looking at them when you keep them at home is immense :) Enjoy and good luck :D

Congratulations and learn as you go. If you make mistakes, they will be your mistakes but that is ok as it is all part and parcel of enjoying having your own yard...I wish I still did, but then I am really happy where I am now so not much for me to moan about.

Perhaps a sign on the tack room door that says, "remember you have a husband/boyfriend/family in the house" as being on your doortstep, you will easily forget that anyone that is not one of your horses evn exists :-)
