Help..new Livery stables Shepperton Area

Hi guys/girls, need some advice on the following potential business venture. after acquiring a large amount of land I am looking to open a livery yard, to start will be around 20 stables, secure tack rooms, hay rooms, large outdoor riding facilities, amble parking..and so on! with the view to grow! I myself have had horse all my life, so i do know a little on that side of the business, however I myself am not from this area, is there demand in the area.. for full livery or grazing land? if any of you are from this area what are you looking for in this area? I appreciate any comments on this Topic!
