Help please! Grazing rental

I'm about to start renting 1.5 acres of good grazing land for my horse and mini Shetland. It's not fenced and I'll be paying for half the fencing costs. There's no water, I'll have to run a hose from my house, no electric, shelter or facilities but good access and as said before good grazing. I'll be putting two stables in my garden.

Please help, what is a fair rent to pay for this amount of land? I'm in Central Scotland, I know prices will vary across the country. I've been given a price that I thought was quite high for this but I'm unsure so would be interested to get opinions and hear what others would pay.
 
I rent out 3 acres with water included, but no stables/field shelter for £20 per week ie £1040 per year - the people that rent it are in charge of maintenance such as fencing repairs, harrowing etc.

I am on the shrops/welsh borders.

We are in Kent and along side our DIY they offer just grass livery and this is for 9 acres with water no shelters, and he charges 10 a week per horse. He has another field with no water so you bring your own and look after the fencing and this one he charges 5 a week per horse.
 
You will be paying mad money because its near your house. You have to decide what it is worth to you, fencing costs a lot and will you get your monies worth as you are effectively paying rent up front.
 
The other poster is right you will end up paying more because its nearer your house, prices do vary
My sister pay £200 a month for 8 acres water included 30 seconds from her house
My auntie 12 stables 10 acres £400 per month not sure about water & elec
I pay £100 per month 4 stables & 2 acres 10-15 mins drive from mine water included
 
are they wanting you sign a grazing tenancy? I rent grazing here in South Lanarkshire-it was inadequately fenced and no water. Also not near the house but PM me if you want to know how much I pay for the same size of paddock.
 
Thanks for the replies. I never thought about it being more expensive because it's close to my house. Although of course I'm willing to pay a bit more because of that.

I was asked for £150 a month which I thought was very high. Given previously I've rented 8 acres next to my parents old house for £100 a month. She had no idea what to charge so got this figure from a neighbouring farmer who has a livery yard. I said I really had thought it would be no more than £100 and we agreed on that. But then I worried that she might think I was trying to rob her hence asking for opinions here. She's a lovely lady and doing me a great favour my agreeing to rent me some field. But I really did think £150 a month for 1.5 acres was very steep. I'd be paying less for 2 of them for grass livery at a yard with all facilities and including hay in the winter!!
 
I think £150 is steep, with a £100 being still reasonably high for 1.5 acres, but as you will have the luxury of having them near home, that to me would balance it out.

I think the YO may have slightly misunderstood her and was basing the quote on grass livery rather than just rental - for example when I did grass liveries I charged more ie £15 pw per horse, so with 2 that would have been £30 pw, whereas the grazing I rent is only £20 pw for 2 horses, as they do not get hay or use any the school etc which grass liveries would have done.
