HELP Trying to buy grazing

Does anyone out there have any hints or tips on how to find grazing for sale?
I look on rightmove on a twice daily basis and I am in contact with the local estate agents but everything seems to be sold behind closed doors? I have a very healthy budget, I am in North Devon,

Down my way quite a lot of small blocks of grazing gets sold via auctions.

Look for estate agents who have a strong agricultural side selling farms etc and find out which of them run auctions. Also you could just approach a local farmer/land owner direct. They can only say no

Try primelocation.com, gth.net, davidjames.org.uk - also search for land auctions in your area. Prime location is probably the best as it spans everything. I bought off woodlands.co.uk who also do paddocks. However, the other bit I bought last year I asked the farmer if he wanted to sell (never met him before but I already owned next door field) and he said yes !!!! always worth asking but do it face to face - drive bys ! at diff times of day to see if someone is around.

You can also ask your planning office about the likelyhood of you being able to put stables etc on land even if you dont own it !

Look on www.rightmove.co.uk plenty of land popping up on there at the moment
 
Before we bought our land I always subscrined to woodlands.co.uk and other wood for sale companies which operated Nationwide. You will find that they somethimes sell pastureland or a wood with open acreage. It's just another source. We got out land via word of mouth and I know what you are saying - we lost 2 lots we went for through a bidding war - which we wouldn't enter. I found our land agents actively encourage this by advertising land as 'offers in the region of' This practice stinks for the buyer imo.
