Help with livery yard insurance and health and safety!

Hello!! Hoping to get some advice from you lovely lot!

I am about to take over the lease on a 18 box yard which has some full liveries in place - it won't be profitable long term but will just about break even after bedding, hay, feed, insurance, rent, grooms wages etc. (And it breaking even will save me around £3000 a month so even if it does need a top up it will be better than I am right now!)

So, now that stuff is out of the way...I'm getting insurance quotes at the moment. The yard will be run as a full livery yard, will also have my own horses on site, and there will be a few members of staff dealing with them (head groom full time, two part time through the week so there would normally be two people working at any given time, and another part time on weekends. Also me!!) Occasionally clinics would be run so other teachers would come to the yard...they'd have to have their own insurance and provide copies of same before coming on site. All the insurance companies want to know what cover I want so I'm trying to get a list together - have I missed anything?

Care, Custody and Control insurance for up to 15 liveries - up to 10k per horse (I'd call them if I got one in which was over that, of course)
Public Liability (as much as I can. For the premium difference I don't think it's worth scrimping on so would want the max)
Employers Liability insurance
Tack cover

It will be written into the new contracts (think it's actually in their current ones too) that each person must have PAI cover and that their horse must be insured against public liability...it will also be written in that it is their responsibility to insure their horse for death, theft, loss of use, veterinary bills, and to insure their own tack. There is also a bit in there about any visitors should be accompanied...and all under 18s must be accompanied by an adult who is responsible for ensuring their safety etc. Also going to add that their horse can be turned out in an individual paddock or in a group with same-gender horses, at their discretion, but if they choose to have their horse in a group they accept that horses are herd animals and may have physical contact with each other that I cannot prevent, although I will take all reasonable measures to ensure the field companions are compatible and unlikely to cause injury.

Is there anything I'm missing which I should either get included or add into the contract?

Now - Health and Safety. I want to put up posters or similar around the yard with health and safety rules (mostly to safeguard me in case something happens and they haven't followed the rules!) so I want things like the following - is there anything else which should be added to the list?

Hats must be worn when mounted at all times
Hats should be worn at all times around horses
Appropriate clothing should be worn at the yard i.e. boots
Appropriate clothing should be worn when riding i.e. trousers suited for riding, riding boots (short or long) with a heel
If taking your horse onto the road you must have read the Highway Code as it relates to horses (I will list it properly but basically that two hands should be kept on the reins, horse should have appropriate tack on etc).

I wait with bated breath!!!
 
Instructions for what to do if a fire, no smoking, full address of premises so anyone calling an ambulance can give proper instructions where to go.
 
Oh yes I forgot to say - I already have no smoking signs, first aid signs including the address, and fire policy signs etc. Where I keep my horses at the moment I have no liveries but had to have all that done because of my groom as she was originally an apprentice :-)

Thank you for reminding me - I will have to get addresses change and designate a new assembly point.....
 
Contact the approvals department of BHS as they have copies of all of the policies & risk assessments you will need and can tailor them to your own yard. Can also buy all the yard signs from them too.
