A friend has possibly been offered a job in Leeds, what are the good horsey areas comutable to the city centre and what are property prices like for private yard/ house & land?

Thanks in advance

oh sounds exciting, I am a bit more north and properties are more expensive here, there are some nice yards around though it depends what you want.
House prices around leeds can be quite reasonable as with all places depends on the area.

As a general sweeping statement, it would be best to look in North Leeds due to it being the 'richer half' of the city. Areas surrounding Horsforth are quite horsey and aren't too far from the centre at all but property prices can be high (well from a Northerners perspective at least). I am based in south Leeds but the horsey areas tend to be nearer Wakefield at this side but then you have the bonus of better motorway access and cheaper property.

Many thanks - still very early thinking at the moment. She currently has school , 6 acres, stable and 4 bed house, ideally looking to keep the same space
Area vs space always a tricky trade off which is why inside info on areas is useful.

What are the big competition centres around there?

There's not many big comp centres really, Yorkshire riding centre, Richmond EC and Northallerton EC are all further north. There's Manor Grange to the east, and other than that I've not competed for so long I don't know!

I live in between Leeds/Harrogate/York and the property she has now would probably cost 750k depending on land/condition if not more. A 6 acre plot with only water connection went for more than 100k a couple of years ago. I have a friend who lives south leeds near Dewsbury in a very horsey area and prices are a lot more reasonable down there. Out towards Selby is generally more reaonable price wise.

Horsey areas are basically all the way around leeds as soon as you get outside the ring road and/or hit the green belt.

There is a 'golden triangle' of countryside easily accessible by rail/car from Leeds, all to the north/west, north, north/east of the city from the Ilkley moors, to Harrogate to (kind of) Tadcaster. To save money she could look just outside the really popular areas but may have to compromise on other things, e.g. Tadcaster is ugly with no rail connection, Ilkley/Burley are pretty with trains straight to Leeds.

Thanks all, I suspect she'll be spending lots of time looking at google earth and looking at riding diary to find the right space near to unaffiliated competitions/ hacking.

Living further out and going in by rail is a good idea!

We have a surprising amount of good riding towards the SE side of Leeds out towards Cas and Ponte. Unfortunately much of the good riding and horse grazing land has the threat of HS2 over it.

N Leeds is obviously the best place to be BUT it is in the aforementioned 'golden triangle' and property, especially with land is rare and not very cheap at all. There's several nice villages around the Wetherby are - Spofforth, Kirkby Overblow, Sicklinghall (loads of hacking), Little Ribston, Thorp Arch, Thorner, Bardsey, Scarcroft, Shadwell, Wike, Harewood. However, unless she has something near £1million or more, the chances of getting anything with land is going to be hard unless it's a property that's in a bad state. Places over near Selby way or towards York are probably cheaper. Also Garforth, Aberford, Scholes etc.

The bonus about N Leeds and especially if near Bramham or Harewood is there is a lot of off-road hacking as a lot of the land is still part of the estates.

I wish her luck in her search! :)
