I am just looking into houses etc for when i leave my parents after uni and in an amazing and ideal world i would like either a small cottage with some land for the two horses, or a 3 bedroom house i could share but still with some land for the horses. does it work out more cost effective to rent it all as one as opposed to renting a house and then paying livery?
advantages and disadvantages?

I think they both work out about the same if you use livery.

It's cheaper to rent a house without land and then rent a field seperately - especially if you can get a field off the council.

Even an acre of land will raise the rental price of a house by about 40%. It's not a cheap option. I'm looking to move but going round in circles. Everything is either too expensive or too rural. :(

The couple who own the horses that I look after spend an absolute fortune on the mortgage for their 2-bed converted bungalow with 6 acres of land (no stables or yard, just a tack/feed room). They do save money on the horses but the price of the house by far outweighs it. All the field maintenance is their responsibility, but they have more freedom to do what they want. There are also fewer people to ride with or to help out if ever you can't get to the yard one. Recently they lost a bid on a 1 acre nearby field (which was in poor condition) even though they put in £10,000 :O

Sadly I think we would all be doing that if it worked out the same as livery and normal rent/mortgage. One day I will have my house in the country with land....oh well, I can dream!

I rent a house with land and stables and it works out much cheaper than having my ponies on a livery yard. 7 ponies on diy stable/grazing and a separate house would really stretch me financially compared to what I pay at the moment. I think I am quite lucky though because houses for a similar priced rent to what I pay do seem to be rather few and far between.

I think this is probably about where the ecomonies of scale kick in! :D

I have been looking for a house with land to rent but the amount you pay for something with land doesnt stack up for one or two horses :(

there doesnt seem to be much around my area with the sort of thing i would like. i dont even want stables as i dont generally use them, i would prefer a barn or field shelter. oh well, maybe when i get my well paid job and rich husband ;-)

After you have just left uni? Have things changed that much in the 20 years or so since I I left that graduates can now afford to rent 2 bed cottages/3 bed houses with land?! Around here a 2 bed cottage will sent you back 1k pcm without a field ... how do you afford that?!

Better stick to plan B and find a VERY well paid job and Very rich hubby, just being well paid isn't going to get you what you want either! Good luck!
