I am currently drawing up plans for a yard which I intend to rent out to an individual with competition horses eg a dressage rider, eventer, show jumper etc but not a livery yard once it is completed and was interested in proffesional riders views on some of the following.

How many stables would you suggest? eg what is the min/ max in your opinion

If you were hiring/renting a whole yard what are the facilities you would require, in order of importance, eg ?acres of turn out, horse walker, indoor school etc

Is accomadation a bonus or a must?

I really appreciate all your responses to this, as it will help me decide what to put in for. Thanks again!!

Well I'm not a professional but would still be interested in a private yard! For myself (well my OH and I!) we would want 6-10 stables, and some kind of menage, the bigger the better, and a decent amount of land! Imagine a pro might want more stables and be more specific about sizes of land and menage etc. Imagine accommodation would be a bonus on a small yard, and essential on a larger one? Also lorry parking and decent vehicular access?
Best of luck!

Thanks for your response EmmaC, Im thinking of10-12 stables which will all be indoors, def' big out door school, subject to PP a smaller indoor school, 28 acres of grazing, we want to put a canter track in and would have lorry parking, would also like a lunge pen and a horse walker. Going to put in for another access (valid point indeed) but existing one is fine for HGVs The hacking is superb.

Not a Professional but too buying a priv yard.... Think of your professional say 5-12 horses each needing two acrea of good grazing *for me tho aleast 1/4 must not be boggy. A very decent size manage, With a decent set of poles *of tho a sj/eventer will be wanting jumps too* For sjer/eventer a grass school with a bank, and more jumps. Eventer min small course with ditchs, steps, overgrowth etc...
