How much commission does Rural Scene charge?

Yes I used them years ago. Re commission, just ring them.
I don't recall being unhappy with them. Took a while to sell but managed it eventually. When I used them we had to do our own viewings as they don't have a local office, but that wasn't a problem as we knew our house better than any estate agent. I think I would use them again (sorry to be vague but it was about 12 yrs ago now)

The problem with them is that they cover such a large area that they are not familiar with local values, and hugely overvalue some houses - well if they were in a different area they might be worth that! So if you get their valuation don't just get stars in your eyes: get a couple of valuations from a local estate agent too. The one I'm thinking of had been valued at nearly £100K less by local agents - but once they got the higher one the people selling were determined it would sell for the higher price, and it stayed on the market for years.

I think it can be more helpful to have an estate agent do viewings. Some sellers can get very offended by questions, and equally as a seller it's hard to have people be negative about your home, potentially.

ETA re commission, it's probably not on the website as they will negotiate - probably to match another quote from a local agent

Thanks - property in question is up for sale with an agent who has priced it fairly in terms of local properties, but some people have said that it's much better to go with Rural Scene to get better access to the specialist market as there's stables and grazing. Problem is that having two agents means paying out twice, regardless of which one actually sells the property!

I had them out to value but went with a local agent that I felt knew the area better, did the viewings and sold a lot of similar properties in my area, they only use the same advertising mediums as other agents and do not actually read that well on Rightmove etc because they do just a basic description so you have to go onto their site for fuller details which if you are looking can be annoying, they don't all get picked up when you do searches either. A lot of their properties go under offer but come back on the market a few months later so I would also be wary about how well they check the buyers.
I think the main thing is to find an agent who understands what they are selling and can get that across to the correct target market, many properties with land are not marketed well even though it adds value it can be put too far down in the details so gets missed by anyone other than the very serious, or desperate!!

I sold with Rural and Equestrian - they were same price as local agents.
If your local agent hasn't found a buyer for you then why don't you terminate your contract with them and enter into a new one with a specialist ? Rather than pay twice. If you put the current agent on notice to terminate they might pull their finger out and find a buyer.

Thanks PM. We're currently with a 'flat fee' agency but to be fair we've not been with them for very long. We chose them because our neighbours used them and got a really quick sale. However, the neighbours' house didn't have stables. Various work-related things that have just come up mean that we need to make a quick sale...I was just considering going with a more specialised agent because it was suggested by a few people. It's a tricky one!

Maybe give one of the specialist agents a call, they may negotiate to do joint marketing - it happens more often than you'd think (so if the flat fee people do sell it you don't pay R&E or RE as well) - I'm guessing the flat fee guys are cheap so paying them if RS or R&E do sell might not be so painful.

I put mine on with a local agent, then was worried that they wouldn't be able to sell an equestrian property adequately, so put it on with Rural Scene as well. Wouldn't you know it, local agents sold it so I ended up paying Rural Scene £5k for doing the square root of **** all. In fact, the house sold to someone from the next village who drove past it all the time, so I could have put a handmade cardboard sign outside & they would still have seen it, then I wouldn't have had to have paid anything to anyone...! Grrr...best not to think about it!

I think the Rural Scene type agents give you the best chance of selling in some areas no point in the home counties but in deepest Welsh Wales and Lincolnshire they work well
