I know its a 'piece of string' type question, but does anyone have a rough ball park figure for buying/erecting an average size barn with some internal stables? Also for the concrete base? I have seen a nice property with land but no yard. Thanks for any pointers...

It depends on the spec and how level the site is and whether you need electric, water on tap etc,

so 3k per stable is about right (our 4 stable mini barn was about £12.5k) BUT the groundworks drainage and electrics on our sloping site, ok to a very good spec, cost about another 10k.

On a level site I would add 25% of stable costs for groundworks (so about 3k) etc up to 75% on a very tricky site like ours.

Fantastic stuff thanks. I am unsure whether I would be better with normal wooden stables and a hay barn or an all in one barn. I assume the manufacturers would help with plans?

If you are anywhere exposed to elements then a mini barn will be the best decision you ever make. You can muck out in the warm and much easier to keep everything dry and warm.

It partly depends on planners. On our farm in Aberdeenshire, the planners were very happy with the idea of a mini barn that looked a bit more like a livestock 'shed' than a horsey enclave, as we are surrounded by livestock farms so it fitted in better.

Somewhere more suburban planners might prefer loose boxes.

If you do go for a barn make sure you only get one where you can have opening windows like a top stable door on the outside, not just doors in the barn, as that way the horses have the best of both worlds. Mine even has windows inside the frames of those exterior doors, as sometimes our weather in the Cairngorms means I have to close the exterior window to keep the blizzard from filling the stable!

The stable company will provide you with full plans and can amend partitions etc to suit your needs eg bigger stable for big horse, smaller for a little pony and will also provide the technical drawings for stuff like the base and drainage as you are likely to have to comply with building regs and thats info that will be needed.

Here is a piccy of what we have, it was built by Saltire stables who are in Fife. NB it is now dark green on the outside too, very smart!
