How much (for a yard) ?

We are going view a yard at the weekend.

How much would you expect to pay for (to buy not rent):

A brick built newly constructed stable block consisting of, 4 stables, feed room and tack room.

2.5acres of grazing, all new post and rail.

Extensive parking and driveway, good road access but yard is set back from the road.

Power and water already supplied.

This is in North East England.

Looked into buying grazing land but not an actual yard before, so wondering if we are getting a good price!

2.5 acres for 4 horses is in my oppinion not enough. If I was buying a yard I'd want a place for me to live on site in. Without accomidation looking at say 100,000

Its only for 2 horses.

We have also seen 2 other places, similar but with more land. and more expensive!

You'll be fine then with 2.5 acres if you manage it carefully. You might have to chuck large bales of hay out over winter to supplement the grass. So.... how much is it then?

anywhere between 50k - 90k

would be good if you could put a log cabin onsite for yourselves!!!

2.5 acres isnt huge buts its manageble if you look after it!

The yard is up for 75k.

If we did get it I will knock 2 of the stables into one stable for Beau, as he is 17.3hh, so there will in theory only be three stables. My uncle is a builder so I would get him to do the dirty work!

Yep we would section it off into paddocks Harlequin, like you said do about 3 and rotate, good idea about keeping a bit for riding.

when we view it on sat I need to look at the hacking too, I havent seen the yard in the flesh yet.
 
The only problem with it is the small amount of land - I know you have two horses at the moment, but I had two once upon a time and now I have 6!!!They seem to sneak in under cover of darkness - well that's what I tell my OH

I love the idea of extra horses sneaking in under cover of darkness....I may use that one myself as my OH is getting suspicious that my mares don't really have immaculate conception LOL

Its def true that with your own place - your horses multiply!
One thing to consider is - if you go hacking out on one - how will the other cope alone...... here is where it begins - a nice little companion is needed
