how much for these facilities

Hi all,

Am in the happy position of purchasing a small livery yard in the Herts area and would like to get some feedback on how much peeps would expect to pay for DIY or full livery. The yard has: 18 x 12 by 12 boxes, individual turn out, two arena's (one is 20 x 40, one is 20 x 60), horsewalker, plenty parking space, jumping paddock with full set of jumps. I'll live on site so security is decent.

Yep - so what has your market research told you the prices are at other livery yards??
 
Your best bet is to benchmark yourself on other yards in the area. What do they price themselves at, and where do you sit in relation to the facilties/expertise they have to offer. People won't pay more than the market rate if they are not receiving any extra. Also, what are your USP's that will differentiate you from other local yards? It might be worth getting a start up business book, as that will guide you through the necessary market research (and marketing!) to make your yard a success. Good luck!

Prices vary quite considerably in the area. It's not always easy to compare yards because of the variability between yards in facilities offered - i.e. I am not comparing like with like. That's why I thought it would be interesting to hear what people would think were reasonable rates, with my personal yard spec in mind. If it's ok with you I would like to hear these responses without giving any guide prices. If you think that is an inappropriate use of this forum please let me know and I'll ask advice from a moderator/ withdraw this thread. I hope this clarifies things for you.

No I was just curious what other places were charging. I'm in South Wales, so the prices with me I would think would not be comparable.

However, I pay £20 pw DIY - all year turnout. £7 pw haylage. I have a school and great hacking.
 
Frankfurt - Just as a guide - I used to pay 25 quid to hire a stable and turnout - I also got a little space in barn for all my hay etc. But that was in Bournemouth and in 2002. I hope it helps. And then if I couldn't go up then, they used to charge 10 for mucking out and feeding. That was per day.

I also used to pay about 85 quid for a pony to be on full livery with a lesson as well.

Oh these are per week. Can't compare to out here which is dirt cheap !!
 
In Oxon I pay £25 per week which includes straw AND the horses get hayed 4 times a day (we pay for the hay, but not for the service) - thats DIY. Same yard, full livery is £110. We have a private farm to hack around, a school, horse walkers, our own paddocks (so we choose whether to turn out in the wet or not - you trash it, you won't have summer grazing!)
 
in wiltshire i pay £150 a month DIY for as much haylage as i need/lorry parking/individual turnout/floodlite menage/show jumps/all off road hacking/12 x 12 stable/YO lives on site so security is very good.
 
In warwickshire we pay £50 a week for DIY, we have a full size indoor, and a 50x60 outdoor, walker etc, but not particually good turnout!
That should include shavings and haylage, but as we are not buy our own in, as th haylage is crap, the price WILL be going down.
I think full livery is around £150 but dont quote me on that.
When we were at my trainers, it was £750 a month, but i had a lesson just about everyday which if u work it, makes the livery price, virtually nothing!

I have a yard in Buckinghanshire/ Northamptonshire Very large block built ex-stud we have a 70x30 outdoor school parking for lorries etc , exellent hacking very private with good security and turn out in pairs all year round also have stallion paddocks so we can cater for them, i have a few. 20+ boxes, staff on site two tack rooms and a rug room. I only do Full livery, two types one where we do everything, normally horses in for me to school which we school/ exercise/groom/trim /clip/ turn out etc =£150 pw includes top spec feed balancer in the hard feed[ we only feed Alan and page], haylage or soaked hay[ad lib] our full/part is all of the above but we only turn out pick out feet and change rugs so no work or grooming or tack cleaning.=£100.
I dont do DIY as i have to have cotrol of all the feeding etc as i cannot risk a 'fail' if drugs tested at competition and it only takes something silly. We are very much a competition yard.
There are many overheads, staff being one of the biggest and you will need them and need to insure them yuor property and cover yourself for liability. also it takes time to fill the yard. Dont work out your costings on a full yard work them out on 80% capacity.Also can you offer something other yards dont? The BHS livery yard scheme would be a good place to start! Oh and have PLENTY of tea and TLC!!!!!
 
I pay £22 a week in winter for a stable, unlimited turnout and unlimited haylege. We have a school, show jumps, plus a small XC course, and good hacking.

In summer its £15 a week because we dont use haylege.
 
I pay £28 a week for huge shires foaling box, Small area for feed bins etc, no tack room *Because I'm not in the barn but foaling box in lambing part the farm* Brillant all year grazing *Not a puddle even in this weather* New 20x40 floodlit woodchip manage with brand new full set of jumps. Theres also a big grass field we can use. Brillant hacking with no roads. Near centre of Arundel so that puts prices up. Gallops and hunting style jumps in the making! Oh also orders feed and drops them off along with hay and beeding.
 
i'm in herts (but prices vary massively across the county)

stables are indoor barn - as its an old dairy farm all surfaces are concreted so no mud (except in the field!)
stables 12x12 or 12x14
massive fields (5 in 25 acre field)
good fencing
new sand school
amazing hacking
trailer parking

~£25 / week DIY
£1 / bale straw
£3 / bale hay

tack shop on site
 
For complete DIY, I would guess £30.00 per week, with perhaps a reduction for multi-horse owners. Charge extra for things like use of floodlights in the winter. Then have a list of charges for things like bringing in/turning out/mucking out etc. Lots of luck with your venture!
