Hi

I have a yard with 4 stables, tack and feed room, 30 x 50 arena and about 2.5/3 acres of paddocks. My friend was renting it before but has now moved house and has her horses at home (well is moving in a week!)

I am looking to rent the whole thing out again, there is room to park a big lorry etc and is behind a big padlocked gate. I want to rent the whole thing out, not run a livery yard!!

Any idea how much i should charge per week/month and where should i advertise?

One thing I would recommend it get references! Make sure you draw up a good contract and make it clear about their obligations for upkeep etc, even include simple things like no changes are to be made to stables without prior permission etc, I had a friend on my pristine yard and I came out one day to see her holding up a "number plate" style name plate to decide where she was going to screw it onto my brand new stable door. It would be much easier for you to rent the whole thing out, than individually rent the stables out (I would never again have liveries) and if you get the right person then it will be a breeze. Am not in your area so cant advise on price, but round here would be 4-500 pcm+.

I do advise a contract, similar to house letting. Get at least a months rent as deposit and a month rent in advance.
Ensure you specify a maximum of equines that can be kept there at any time.
Do an inspection every 3 months for the first year.
Also add details of what maintenance must be carried out and when: hedge cutting, stable painting/preservative, harrowing, rolling etc etc. Muck heap removal needs covering.
Film the entire yard and fences, agree on condition for a repairing lease.
Ensure tenant gets 3rd party insurance cover for the yard etc.
Who pays bills for services like water, elec etc?

Essentially, you need to cover everything you can think of and still there will be a hole... :)

Make sure you include a clause that doesn't allow the person renting to sublet the stables. I would say £400-£500 would be cheap for a yard in York area.

What was your friend paying?
I'd say price may differ depending on which side of York it is, and how near/far away from York, as well as hacking options etc.

I'm north of york and pay £250 a month for 2 horses and my own enclosed type yard with 2 stables and 2 acres/shed and access to school up road but not one directly on site and good hacking, hay etc provided in cost. I would think you could easily get £500 for it and possibly a bit more.
