How much is reasonable to pay to rent a livery yard?

Hi People,

I'm looking at potentially renting a livery yard as a business to run. I have a property in mind but I'm not sure how much is a reasonable amount to pay for the rent. There are 10 stables all in a fairly new built barn, a horse walker, a heat lamp, around 6 acres grazing and a fabulous all weather 60x20m school, hacking isn't so great and would be mainly lanes. There is no parking for trailers / lorries. The yard is in the south east and is metered water, I'm unsure if this will need to be paid separate to the actual rent.

I'm really looking for good indicators as to what the going rate would be for such a place.

We are currently getting £1200 per month for our yard not including rates or water. We have 12 indoor barn type stables a 20x40 ménage and 20 acres. Plenty of parking for trailers etc. all post and rail or electric fencing. Purpose built muck heap tack room and feedstore and wash bay. We are in south Cheshire near Nantwich. Hope this helps :)
 
I pay 500pcm for 5 stables, 5 acres, school and plenty of storage and cctv. Great hacking and parking. I'm in the south east too. Out of interest, is it the yard in meopham?
 
Am I right in thinking that with the acreage and the amount of horses able to be on there, there wouldn't be year round turnout either? You need to think of what you would charge and think how much profit you need to make etc to come up with a suitable number.

If you were to fill the 10 stables you must remember you only have 6 acres of grazing which is nowhere near enough for 10 horses/ponies. Ideally, it should be one to two acres per horse. If it was me, I would turn down the livery for lack of grazing.

If you could acquire more grazing, it'll be more inviting to people :)
 
Realistically with six acres you can only have 5 / 6 horses tops - even if the grazing is good and you keep them in at night all year round. I'm assuming you have one (at least) yourself so my bigger question would be can you run a 3/4 horse livery yard around your main job as you certainly won't be able to earn a living even from 3/4 full liveries.
If you were only looking at DIY (easy to fit around a main job) then it would have to be as cheap as £400 a month (£20 x 5 per week) to vaguely get your costs and time covered.
 
I have two fields totalling about 10 acres and keep 3 horses. I just about manage grass wise with all year turnout unless the weather is appalling . I know that if I was renting a yard with 10 boxes it would have to have a lot more land than 6 acres. Whatever you decide - I wish you luck.
