How much - rent

Evening ?

After much thought and rising costs I am looking to move them closer to home and rent my yard out.

Please could I have an idea on price as I am very out of touch with livery prices.

Approx 4 acres
Large hard standing in front of stables
4 stables
Tack room
Rug room
Large hay shed
1 x 12x16 stable
3 x 12x12 stables
60x20 arena
Fields are okay in the winter but probably would stand up to 24/7 turn out
No fenced paddocks so would need electric fencing
field shelter 12x12 with stone base
No electric but lights set up using solar panels
Water
Room to park a trailer or 2 but wouldn’t be secure
Hedge cutting, topping etc would be taken care of
Okay hacking
Somerset area

I would rather rent to 1 person with a couple of horses or 2 friends with a few horses rather than 1 stable to a different person.

please could I have rough idea on what I could ask?

Hopefully I have included everything but please ask away if I haven’t

Unfortunately, the only people who can give you a close to accurate estimate would be those who live nearby and know the local market. So it's not that you are being ignored, merely that it's hard to give you useful guidance really :)

I can offer that I pay a bit of a premium to rent a sole use yard, though I don't know if that's usual in your area. I'm south west too, but way down in Cornwall.

In my area it costs less than livery to rent a sole use yard, but it is expected that the tenant deal with all maintenance (fencing, spraying, harrowing, stable maintenance) and muck removal themselves. Those things would be included in livery, hence the lower price. It is also common in my area for professionals to rent whole yards to run their businesses from, and obviously they could not afford to do so if the owner charged a premium. That seems to have kept the prices of smaller yards down also.

I am in Somerset and would have been interested in this kind of thing before I got my own place. I think about £550 would be feasible

Id say £500pcm+. The bottom end being a little bit run down and tired or in an awkward place, but a few hundred more if smart. This is Leics area.

I rent something similar to this in Cumbria except I also have sole use of a small arena, 5 acres and I leased an empty barn and have built stables myself. I pay £400pcm but I do rent this off my employer so I would say I receive ‘mates rates’ I used to work in real estate and if I were to value my place I would say closer to £500pcm. I would say something similar for yours without knowing the area as you already have stables but no arena. Hope this helps :)

Thank you all. That is very helpful. Apart from starting to phone local yards to find their DIY rate this has been very helpful for my to get a figure in mind.
