How much to charge?!

Hi there,
We rent out our fields to a number of pony owners. We had been recommended £25-£30 a week for grass.
However, upon taking us up on £25 a week, our owners have more or less got a stable each, have taken over lots of space in our tack room, and keep their trailers full time at ours. We are not a yard, but a family home with stables and yard out the back.
What to I do?! I’ve now no idea what to say or how much to charge.
We’re in Perthshire.
(and sometimes they want us to ‘help out’ too)

Eek STRONG rules set out in a contract given to everyone on the same day, with a choice of signing and returning your copy within x number of days or leaving your premises on the x date. You can choose to charge extra for stable use or trailer parking in your contract if you want to accept that or clearly state it's not allowed and other not allowed things, also clearly state notification times for both parties and an annual price review will be held. Other yard owners will give more sensible advice re poo picking fence maintenance riding in the field etc.etc.

You need to put the brakes on this pdq.

If you’re happy for the trailers to be there - £5 a week each for storage (or whatever the going rate is).

The rest is up to you in terms of what you’re prepared to tolerate. If you want it kept as grass livery - then you need to tell them plainly. It is grass livery only. The stables are not available for their use. Same with the tack room (Although you may consider offering the joint use of one stable between them to use as a tack room). You also do not offer services.

All this should be communicated to them in whatever manner you feel is appropriate.

I paid £30 a week for tack room, stable, paddock and trailer parking…Stirling. Grass livery on site was £15 but still had tack room and trailer parking. Help was priced at £1 turn out bring in…tenner a day full care. Hope you have contracts in place and some insurance if using more than just a field.
