Based in devon. a rough RENTAL figure Per month.

5 12 x 12 indoor stables al with bars so horses can see each other.

outside lockable storage.

barn storage for hay/straw/lorry

10 acres of well maintained all year grazing.

electric/water

excellent hacking.

about 10 miles from dual carriage way/nearest city

sounds fab? well...

currently it needs lot of tidying up, and a tackroom/feed room built. a lot of hours out with a strimmer to do general clearence.

NO school but one should bebuilt by winter. (planning approved already)

owner will still keep her ponies there but theres a furth 12 acres she will use.

there are fields that are flat enough to school in,. and a lush field tat we can put xcountry jumps in..

nobody lives on site..
 
Are you going to be renting the yard as a whole? I know someone who had a yard like this outside Exeter and they paid £50 a week plus electric. I personally think that sounds fair for this one too.
 
£50 a week??? Thats a flippin' bargin! I have no idea what this is worth but I guess quite a bit more than £5opw
 
Haha! Well, said friend actually had two very similar yards for £50 a week but neither had a school and the land owners didnt want many people coming and going. Maybe she's just lucky. I personally wouldnt want anywhere without a school.
 
I was thinking more £500/600 a month for the lot.

round here its about that - but its devon so mabey a bit more?
 
i will have the sole use of the stables an my own fields allocated, which would be just over 10 acres, or i can just rotate with yard owner.

they hve the planning for the school but its likley to be around 3 months before works starts.. im happy with this, as paddocks are ideal for a schooling field nd a jump field.

work that needs doing is major striming and general clearence, a tack room/feed room built.

my OH can do all of the above
my intial thoughts were to offer a fair bit less than what she suggested and do a lot of the work ourselfs, which she is very happy to have done as shes really busy at the moment, then once it was done and school was in process and my business back up and running id be happy to pay what she wanted possibley more.

not sure i added but water/electric included. normally they maintain the fields well, topping etc.

i was thinking of offereing 250 per month and the would be happy when place was tidy, tack room etc built (which would bebuilt by us) and school at least in process id be happy to go up to 400 pm which is a bit more than she currently wants.

will add she seems really nice, and although in effect she still has her ponies/horses there she really seems like the sort that would really like to work with you not against you.

one of the things keeping the price down is location.
 
I think £250 is a good offer. Like I said there are yards similar to that around here for that kind of money. £400 when school is built is also quite generous, thats £80 per month per horse (if u had all stables full) which is similar to the DIY prices around this area anyway. Are you going to fill all the stables? I thought u just had the one horse and the one project/rescue!?
 
Wish I could find something like that around this area for any of the prices mentioned!
Around my area, North East way you will be lucky to get that for £1000 a month.

i Started a business last year, aimed to be bying and selling but it took off with sales liveries.
due to moving away from the yard i was on and going on to livery it had to stop, with some of the horses i sold going abroad or in one case to a member of the british endurance team, my refs are now really good compared to being an unknown.
and since then ive been on the hunt for a yard that ticks all the boxes this one all though a bit away from m5 etc this one does

currently with 2 horses in different locations im paying 70 pw any way plus food /hay etc for one of them. ( not on livery yards now.)

my mare has just got a rider to event her so she may stay where she is but be put on loan. the dressage beastie would be with me, small chance id have my stallion back off loan aswell.. either way leaving 3 boxes free, in the summer id have space for more,. possibley winter aswell depending on the horses te land is good and well drained. so i could have say 7 horses.. and roate them to be in and out to not over graze/trash the land.

this is where im at a loss with the place and money. it has huge potential, and i can do pretty much what I want.. ie if i want to put x country jumps around the edges i can.. if i want to split fields i can. i can run the business.

all though a little way on horrid roads its only 9 miles to get onto the a30 for getting out competing.
 
dont forget you will probably need pp for change of use to commercial if doing sales livery or any kind of livery! which will mean business rates and commercial liability!

she already runs a business from it. so although i havnt directley asked, and she knows what my intentions are i will presume and hope all is above board.

if its not it will have to be addressed i agree. im not willing to risk any thing iffy..
