How much would you pay for this yard?

Sorry, I know these are done a lot!

Yard in question:

5 stables (3 12x12 on a fenced concrete yard, and 2 totally separate from the others about 20m away and out of sight, they are in a small outbuilding - can touch over a half wall, about 9x11 each).

3 paddocks about 3 acres in total well fenced - post/rail and thick hedge rows.

No menage but fenced off field area and excellent off road hacking.

Big hay barn and storage shed, tack room, kitchen area and wc. Water and electricity.

How much would you pay per calendar month to rent it as a whole?

ETA In the South East area.

Depends where you are. I know of one round here which is slightly bigger and they were asking £500 per calender month which I thought was pretty good. This was for six stables and seven paddocks again no school but one of the paddocks is used. That's in South East and very expensive area.
 
Personally I would pay about £300-400 a month for that

A lot depends on the part of the country and the local demand for such a place
 
Depends where you are in the country, but I would say that those facilities are about £20 a week per horse. It is a yard for 5 horses so about £400 a month.

I'd go with £20 p/w per horse but there is only enough grazing for 3 horses and two of the stables are too small for horses so, I'd rate it as a 3 horse yard unless there were a couple of horses and 3 very small ponies at the most.
 
£500 - £650.

It really so depends on where it is, what facilities are nearby ie how desirable, whether its a farmer boy or letting agent managing the rental as farmer may be happy for someone to occupy for small rent v rental agent knowing true value.

So many variables tbh.
