How Much would you pay for.........

10.5 acres of grazing split into 4 paddocks and a lunging pen. Fencing is mainly post and rail and hedging, although some post and rail needs renewing tbh. 4 stables 14x14 made from stone and slate and two large open fronted barns used for hay/straw and extra stabling when necessary, water and electricity on site. Lots of parking and room for a caravan.
Situated on the Leics/Northants border.
My friend is looking to rent out her yard and really hasn't got a clue what to charge.
Ideas please?

no idea. we pay 250 a year for approx a 2-3 acre field we rent

£300 per month inclusive.......

If the person renting will be doing all field maintenance then I would say £250-300 pcm as no school.
If the owner maintains land and fencing then £400-500pcm

if you reckon on a DIY yard charging at least £25 per week for a box then £400 pcm at least for the whole yard and grazing would not be unreasonable. Would power and water be billed separately?
A couple of years ago i was paying £40 per week for 3 stables, a tack room, haybarn and just under 4 acres of grazing and reckened i was getting that cheap.
