How much would you pay for-
Private Livery yard (with people on site)
what you get-
-6 large stables in american barn (with quarry belting as rubber matting)
-Wooden built tack room (not v.secure but does a job)
- 3 pens bout 15mx10m, concrete gated areas, not suitable as full time stables IMO, but good day time pens),
-indoor arena with mirrors along short side (20mx40m),
-hot & cold water, paddocks- meant to be 16 acres but in reality get max 10 acres (fenced with sheep wire
),
-10 horse limit,
-situtated in somerset,
-good hacking but not amazing!
-electric included in price
-All well lit apart from school which casts shadows on jumps so impossible to jump at night
-(down a long track)
Any ideas on how much it is worth, (we already rent it but rent has gone up and most people we have spoken too say its far too dear as it is, without the extra money on top
)

Also If anyone knows of any livery yards to rent in somerset would be v.grateful (incase thsi one doesn't work out)
