How much would you pay to rent a yard?

Hi.

How much rent would you expect to pay for a yard with the following:

3 stables
4.5 acres in one paddock
40 x 20m sandschool, brand new with rubber surface
Excellent hacking
Storage for hay, bedding etc

It is not a trick question, I would just like to know if it is within the realms of possibility!

It all depends on which part of the country you are in. If I was thinking of taking the yard you describe on myself, I would compare it with the cost of keeping 3 horses at DIY livery at a yard in the area with comparable facilities (I'm saying 3 horses, because there are 3 stables). Round here (expensive Buckinghamshire), you'd be looking at DIY stable and grazing in yard with outdoor school for £30/week (everything else extra, hay, bedding, feed etc.). So 3 horses x 4 weeks = £460/month. But, of course, you would (I guess) be responsible for maintenance, (which you wouldn't be paying at a DIY yard for the equivalent price), so the next step would be to deduct an amount from the £460 to allow for maintenance expenditure - so, say £400 (unless, of course, it's worth it to you to have your "own" place and you're prepared to pay a premium for exclusivity of the yard!).

So I would say £400 max, to be affordable to keep three horses there without paying over the odds.

Rates might be different where you are, but I hope you can get the gist of how I've tried to work it out.

I currently have 2 horses on diy livery at £25 per week including hay and the use of a sandschool. This is on the cheap side for this area, particularly as it is a lovely yard, but this is because I work there for peanuts (private hunting yard)... so I would be happy to pay a bit more if it meant I didn't have the charity case/dogsbody factor.
My horses will have to move out anyway next spring as they are planning to get another pony for their kids.

The idea I had to make it viable, although it might be a bad idea, was to take on a full livery or even better, a schooling livery, provided the yard owners were ok with that.
I wouldn't really know how to go about getting a schooling livery in though, or how much to charge. What is a reasonable rate for full schooling livery?

I have been breaking, schooling and sorting out issues with clients' horses for years and am never short of clients but have never charged much as I have no official qualifications. It is not my full time job (that is in an office until Christmas when I will be self employed full time) and I've always done it more for pleasure than anything else.
