Idea on cost for water and electricity for livery yard

Hi All,

I am in the process or working out whether to take on a yard to run as a livery yard. Does anyone of a similar size establishment have an idea on cost for water and electricity monthly?

It has a small house on site and 19 stables.

Any advice, welcomed

The standing charge for the water would be about £80 per year for the supply and each horse (if only water drinkers and field troughs are used) will use about £20 worth of water per year. (However if buckets are used and hay is soaked then it will go up).
The standing charge for single phase electricity would be about £100 per year and each stable will use about £10.00 of electricity per year for lighting.
However commercial rates work out at about £120 per year per stable.

I had a big battle with Thames Water a few years ago as they decided we were a commercial property despite the fact that we are not. It definitely increased our water charges but they did eventually back down and put us back on residential rates. My last quarter's water will for the yard and house was £180 (we do not have mains drainage).

As far as electric goes we have to have a separate account for the house and another for the yard so double the standing charge.
