Indoor school. Choice, what would you do?

Given the option, would you put up:

A smaller covered exercise area - probably only 80' x 60' ish, (restricted by surface cost and space available so I don't have to look at it from the house) within metres of paddocks and barns, or

One roughly double the size (built on part of existing sand area, so a huge saving in surface) but a quarter of a mile away from the barns?

Humming and hawing about where to put the blasted thing.

I prefer the 2nd option because then I can't see the thing, and neither can anyone else, and it uses up a bit of totally wasted land.

Which would you prefer as a livery?
 
Forgot to add that for 3 or 4 months there can be 2' plus of snow on the ground and the average daytime temp is -15C (that's about 5F, I think). Would that make a difference?
Very pretty, sheltered sand trail (and it would be plowed) through the forest to get to it though :)

Is it to be heated? I wouldn't mind as a boarder the distance, but if it was a choice between heated and not heated then I would go for the closer one. -15! is that all, that would be a really really mild winter. (But you that because you know where I live:) )
 
DEFINITELY the larger one, farther away. 60x80 feet is really to small to be useful. The short hack through the snow to the school would be nice. That's what a ski mask is for! :p
 
As a fair weather rider I would say the indoor school without a doubt. That snow and those temperatures would probably put me off riding in the winter at all but an indoor school has its uses. The school will be smaller but its still big enough for a couple of ppl to ride in comfortably. Would you expect any more ppl than that to use it at one time?
 
second option, the 1/4 mile is a little warm up for both of you :) and a cool off for on way back to yard :)
