Is there a market for a track/PP/barefoot livery? Glos/Worc

Hi there after a bit of H&H wisdom and realism,

Myself and my partner have been offered the opportunity (subject to planning) of renting land that is semi set up with barefoot in mind, it currently has a grass track but we were trying to work out if we put the money and time in to improve it as a proper track livery set up, would there be the interest and would their be the income to do better than break even on it, even if it wasn't a true income.

If your someone who would be interested what would you expect to pay and what facilities would you want?

At the moment there's a couple of big shelters and a tack room but no stabling (planning optimistic on this) does everyone want their own stable even if they wouldn't be used all the time?

What sort of services would you expect/want?

It's got good motorway link, great local hacking and is in a short hacking distance of a school and a short drive of competition venues.

Any thoughts positive or negative very welcome!

You may have done already but try posting the above on the Barefoot horse owners group UK facebook page :)
I'm in Gloucestershire and my horse is on livery at a yard with a -grass- track system. (Can't have a PP where we are as the yard's person rents the land from a farmer).
I am pretty sure a PP would have lots of success as it seems to be more and more on demand :)
