Is there a market for a track/PP/barefoot livery? Glos/Worc

Hi there after a bit of H&H wisdom and realism,

Myself and my partner have been offered the opportunity (subject to planning) of renting land that is semi set up with barefoot in mind, it currently has a grass track but we were trying to work out if we put the money and time in to improve it as a proper track livery set up, would there be the interest and would their be the income to do better than break even on it, even if it wasn't a true income.

If your someone who would be interested what would you expect to pay and what facilities would you want?

At the moment there's a couple of big shelters and a tack room but no stabling (planning optimistic on this) does everyone want their own stable even if they wouldn't be used all the time?

What sort of services would you expect/want?

It's got good motorway link, great local hacking and is in a short hacking distance of a school and a short drive of competition venues.

Any thoughts positive or negative very welcome!

Not sure about the barefoot bit, excuse my ignorance but your liveries would have to be barefoot? Why?
The track system I would most definitely be interested in a yard that offered a proper option for weight control. As for a stable I've recently discovered how tough life roughing it can be! However IF there was storage and a hard standing to safely tie my horse to tack up or whatever then I'd not be too concerned as long as there was some kind of provision for illness or injury.
