Is this over the odds for rented field?

Would you prefer stables to be under a roof (out of the wind and rain) or out in the open (fresh air

I am soon to be taking on the rental of a field in a very popular location. It is 1.5 acres and is good quality grazing land with running water.
Land for rent round me is unheard of as it is mostly farming and the local farmers dont seem very keen on horses being on their land!

So...how much would you pay for that per month?

I rent 2.5 acres with no water access and pay £50 per month. I also pay for all work carried out on the field such as ditches, hedges, harrowing etc in addition. I think in all honesty this is a good price though and would think another £10 per month not unreasonable.
 
Well i was basing it on £100 per year per acre, and the field is only 1.5 so really it should be £150 per year? Maybe give or take a few hundred as it is in such a nice location but they are wanting £750 per year for 1.5 acres,

seemed a lot to me but maybe it isnt after hearing what you all pay.

They also are responsible for all maintenance and water bills etc

Does that sound fair??

We rent out a 2 acre field with water for £265 per but we really like them using it as they maintain it. £750 does sound alot, but the price of land is so much at the moment I'm not so sure.
 
I paid £100 per month for a couple of acres a few years ago, the fencing was in need of repair which we sorted out ourselves, the stables were falling down and unusable except for storing a few bales of hay, and we had to take down our own water every day! But it was convenient, it was in a lovely spot, quite sheltered with lots of trees and a hedge down two sides, and it had other horses next door so we knew people were always around. Best of all the ponies loved it. But it became uneconomical when my livery went so I gave up the lease.
 
The main factor to take into account is the location - forgot to say we are in Hertfordshire, which is too close to London to have much free space so fields are few and far between round here. I would expect to pay less rent further out. On the up side most farms round here are coming round to horses on their land. Loads have gone over to DIY livery yards and some are now turning into very posh livery yards.

As for finding fields, I found out who owned the field I liked and then asked if they would rent it to me.

My friend put a note through the door of a chap who moved into a local property with 6 acres, said that she was prepared to do the maintenance of hedges, topping, ragworting etc. and stated how much she was prepared to pay. He didn't reply at first but after 6 months the field was looking a mess so he phoned her up and she now has her horses in it and the field looks great. And we are all jealous that we didn't think of doing that!
