I am thinking od m oving house BUT i would like to be ale to keep my neds at home, there is loads of rented grazing land around.

I can afford something with enough room for small paddock and stables (with the idea to rent proper grazing)

BUT what permission do you need to keep neds at home, who does this, has anyone put their own stables in etc. Woiuld love to know what you did so that i can bear this in mind.

E'G' i have seen one house with enough garden to make small winter turnout and stable but who o i need permission from???

please help.

Don't think you do need any but I might be way out. My parents house has a stable at the bottom of the garden because the people before them had a miniature. It is a residential area so not farming/agric land

I dont think you need planning permission to turn garden into paddock but you do need it the other way round if it is agricultural land. Officially you need planning permission to graze horses on agric. land too- but most people dont bother and if theres a complaint go for retrospective. You will need planning for stables and they have to be within a certain distance of house so you would need to look into this.

its supposed to be fourty metres from your house to have a stable but a friend of mine has converted her double garage into 2 stables and its a lot less than this.(without planning)
if you build woodern stables (but not with tiled roof, as you have to pay a tax on the building) you should be ok without planning some do ask you to apply for planning ect after.(if they recieve complaints from neighbours)
if you build with brick you should get planning first.
im in the middle of having a woodern stable built (im not appling for planning) for my little welshy so i can have him stabled at home next winter. im also renting some of the large field behind my house for a paddock from the council.
its really just trail and error depending where abouts in the country you are.
you could always give the council a quick ring for advise in your area.

I'm in a similar position but planning regs are different over here - will have an acre of paddock & am building 2 stables/feedroom + yard with a view to renting additional grazing
all more than 50ft from the house & same distance away from any water source/neighbours

You dont need any permission to just keep a horse in a field. But to build any stables you obviously do, or to even change to use of an exsisting building - you have to apply for a change of use thingy.

Just done this - you will need PP to change to equestrian use (although some don't charge you)

You don't need PP to build stables in garden as long as under a certain size as it counts as 'enhancing your enjoyment' although we did put our stables in our PP.

Our stables are not 40m plus from house, direct line I would imagine about 15m - no queries on this with CC - wanted to know about wate disposal, material/colour of external faces of building - best bet would be to speak to one of the planning people in your local CC. Thats what we did and got our PP first time - no questions and also again recently when we applied for lights for our arena.

What they were very keen on was number of stables to amopunt of land and what they deemed as over use.

What area are you looking at?
