Land for rent in Gloucester - how much?

How much do you think 6 - 8 acres, 4 stables, hay barn, tack room and a small, not particularly great outdoor school 10 minutes from Harpury college should cost in total to rent? The land has been sectioned into 4 turnout areas.

Tricky one really, sounds lovely and I am sure it is, but prices vary wildly!

I live right in this area and know of one yard (3 stables, feed room, hay shed, 15 acres split into 3 turnouts, small school which is usable but with very poor surface) which is rented by one person for £200 per month. Sounds cheap but she looks after everything, the landlords dont have to worry about a thing.

Plenty of places offering DIY livery with all year turnout and school facilities for £15 - 25 per week. But the landlord is responsible for fencing, hedgecutting, topping, chainharrowing, plus general maintenance.

We pay £10 per head per week for grass livery (land owner responsible for hedges and grass maintenance) or rent acreage from the land owner for about £120 per acre per year (we look after everything).

Of course, for a yard with good hacking, a decent sized well surfaced school, with good grazing, dry land and safe and secure fencing, maintained by the owner so the tenant just had to worry about looking after and horses and riding would be worth quite a lot! But if the landlord would rather hand maintenance responsibility to the the tenant then perhaps the curent rent isn't too far out?
