Round here agricultural land is between 15 and 25 k per acre (not been 10k for a decade really)

Small plots carry a premium and small plots near a village are probably factoring in the increased chances of planning permission - ultimately it’s worth what someone will pay for it and just cos it’s advertised at a price doesn’t mean it will sell for that … but land is always a good investment in my books

It’s worth waiting as the market will change now that BPS and all the other farming grants are up in the air. Plus inheritance tax.

There will be a lot of farmers looking to make money up which may mean selling off the undesirable plots for them …

Also a lot seem to have overclauses on them as well which dictates the price.

Which means the Dysons of this world will be buying up the extra after all 20% is half 40%… the government is sending us back to the feudal system…

I've just seen 13 acres of arable land near me go up for £300k (south east). No services. Between a village and a decent sized town with new developments very nearby so maybe they have development potential in mind but it sounds steep to me.
