Livery around Derby

Am moving to Derby as am starting medicine in september. Roo is coming with me so am going to be looking for livery for her so any suggestions would be appreciated. Am not sure exactly where I'll be living but will be somewhere in derby

Essential
Grass livery
decent ground - she doesn't do well with deep/boggy ground
decent shelter in the field
good hacking, prefer off road but she's good in traffic
tack/feed/rug storage
somewhere to tie up for tacking up etc

Desirable
school of some sort
Someone to hack with would be ace

Am not bothered about excellent quality grazing etc cause she's a fat cobby type so poor grass isn't a bad thing
