Livery Durham/Sunderland area

Just wondering if anyone knows of any decent livery yards around Durham/Sunderland area?
I work next to Durham City so anywhere round there or Chester le Street. I live in Sunderland so anywhere round Washington, South Tyneside area.
I'd prefer to be on a smaller yard, which must have good facilities, and do DIY or part livery? (Don't want much do I?)
Any suggestions, please let me know .... Thanks

Not sure as I live further north (Northumberland) than you but just had to say, the grey on your avatar looks so like my boy that I had to look twice! Is it yours?
 
For part livery or DIY with decent facilities you would be looking at either Union Hall at Brasside (next door to Frankland Prison!) They do DIY and full livery - not sure about part - they have 2 outdoor arenas and an indoor. They hold BD there once a month.
There are also various DIY yards on the Nicholson's estate at Plawsworth run by Ingrid. The best thing about Ingrids is there is loads of off-road hacking. I know at least 1 of the DIY yards has access to an indoor school and I think the others have outdoors but I'm not sure.
I'm at a yard just up the road from Ingrids - our place probably has the best facilities in the area - has an indoor/outdoor and XC/SJ/horsewalker etc but it only does full livery so prob not what you are looking for.
 
Many moons ago before moving to Leicestershire I kept my horse on the Nicholsons estate at Plawsworth. There were four yards on the estate, the one where Ingrid is based was full livery only, the other three were DIY. All livery clients had access to any of the facilities on any of the yards. The Riding School (not an actual riding school, just the name of the yard) has an indoor which is also easily accessable from the Blackdene yard via a private drive. I liked it there and loved the off road riding along with the good selection of xc fences.

Also had a very short spell at Union Hall which was a well run yard with good facilities but for me lacked the hacking. Both worth a look.
