livery near Epping/Loughton/Hainault etc.

I know there are lots of threads about livery in Epping/Loughton/Hainault area (I've read and replied to lots of them) but I'm struggling to find the right yard for me so thought it was worth asking if anyone had any suggestions.

I cannot drive due to eyesight problems (and neither can my OH for the same reason - typical) so I need a yard that is accessible by public transport. I live in South Woodford so ideally accessible by bus, Central Line, walking or combination of them all.

I need at least one reasonable arena, some all year turnout (every day ideally but I could live with less if I had to) and also full livery (but not exercise). I am desperate for some decent hacking - we can cope with a little road work to get to it, but would like to have access to some off-road hacking too.

I think at the moment Woodredon is looking like the best option (Central Line to Loughton and then bus from there which stops at the end of the drive) but I'm very open to any suggestions. A private yard would be lovely, but they're hard to find as they aren't widely advertised and I don't have the means to drive round trying to spot something or driving round saddlers and feed merchants.

Lee Valley isn't really an option as no proper hacking and very limited turnout and Aldborough Hall has no turnout for four months of the year and hardly any hacking.

Having turned down a girly night out to spend my evening trying to spot riding arenas on Google Earth in the hope of finding a yard (how sad am I?!) I've come across a few references to Nightingale Riding Stables on Epping New Road - anyone heard of it? Can't find any contact details. Epping New Road looks like a good option for me transport wise :)
 
Thank you so much :) Sadly I've just worked out that it has been converted into a motel :( Such a shame as it was ideally located. Just resorted to emailing all the local equestrian groups to see if they know of anywhere.
