Hi

I have three stables and a small bit of land, just under 2 acres grazing. We are surrounded by a brilliant network of bridleways. I only want to take on two ponies or a horse and pony as I don't think the land would sustain anything more.

We are on the Wilts/Glos border. We have an area of hardstanding for lorries, trailers and the yard is on a large area of concrete so there is plenty of room to tie up etc. There is a feed room, tack room and storage. It also had mains water and electricity.

How much would you pay per horse for this per month?

Thanks x

Have a look at other small private yards in the area and see what they are charging.

I have 4.5acres, 5 stables and excellant hacking and charge my liveries £25p/w in Hertfordshire.

Hi Lisa

Thanks for that but I can't seem to find anywhere comparable. They all seem to have really nice menages, xc courses etc!

I'd use the yards with more facilities as a basis then say they were charging £45 p/w but had a menage, XC course, walker etc then I'd be looking at the £15-£20 p/w mark. People will pay to be on a nice small private yard as some horses/owners prefer that set up.

Just for comparison..

I pay £35/wk for my DIY livery which includes a stable, grazing, hay & straw, storage for tack etc and an outdoor arena.

It is on a bit of a bigger yard though... 8 stables alltogether. :)

My mum's friend has a yard she rents out, 2 stables, tack room, store room, hay barn, and 4 acre paddock, which has a grass dressage arena marked out, fairly good local hacking/bridleways etc, she charges £200 a month for all of it (we are in devon btw) :) so I would suggest maybe £20p/w per stable? It also depends whether you've got the use of a school within hacking distance, if you haven't then maybe £15p/w? :)

I used to pay £25/wk for a yard that had only 5 stables on it was private with about 3/4 acres post and rail and nothing else...

I am now paying £32.50/wk just for DIY but that is with great facilities and in total I pay £55/wk with my services and t/o.

If there is nothing similar about look at what livery yards are charging and adjust it.

There was a small private yard down the name from us, 3 stables about 2 acres bit run down.
They wanted more than I pay for my 3 horses on livery, including lots of grazing and arena so make sure its realistic.

2 yards that I looked at recently had water, electricity, all year grazing, jumping/schooling area and stables with post and electric fencing and both had good hacking.

Yard 1 charges £100 a month including stable or £50 a month just for grazing - school within 15 min ride (Hertfordshire)
Yard 2 charges £20 a week with stable - no school facilities locally (South Bedfordshire)

I got a good deal, stable, feed, hay, bedding, all year grazing, outdoor school, in summer a show jumping area, and help if I'm ill or busy for no extra, atm it's £31.50pw Soon to drop to £15pw when they start living out sometime this week.
