Friend of mind has the option to buy 11 acres . Her long term idea is to set up a livery yard so i said i'd ask a few question on here.
The yard would have the usual stable - individual turnout and a menage- nice quiet area- hacking on quiet country lanes mostly but farmer allows current residents to hack round the edge of his field.
So how much do you pay where you are and what facilities are there.
She would like to know what people are charged for all types of livery, grass/assisted/part/full and what they include.
Also how many horses would you have on 11 acres and would you pay a fiver a week more to have your field picked or would you just do it yourself?
Also yard owners, what insurances etc would she need and how much ish.

I pay 30 per week per pony for diy (grass & box). We have a indoor school and indoor tying up areas which are great when its wet. Even the grass liverys use these. I have two ponies who gain weight just sniffing at the grass so i have my own paddock for summer which is around 1 acre. We have summer fields and winter fields so they get rested and this is much better than my old yard! We have plenty local bridleways and quite country roadsto hack on and most of the farmers are nice and dont mind us riding in them once the crop has beenn cut.

Even though the farmer doesnt mind at the moment, I would check how he'd feel about 10 more horses hacking aroung his land.
 
We're in Norfolk, have a stable and 2 fields which are currently both full of good grass. Round us are quiet roads and decent setaside bits for off-road hacking. No school or anything. Costs £100 per month.

Our last yard had fields which were rotated, nice stables, outdoor school and lots of hacking with hunt jumps to use. Could use the horse walker at extra cost (about £5 an hour or something similar?) Cost £200 odd a month.
 
Cambridge;

I have my two on DIY. £20 a week per horse for which I get

stable
very nice floodlit out door school with rubber surface
a two acre field for my pair (which isn't loads but if I manage it carefully has enough grass)
storage for all my stuff and a tack room
Hacking is rubbish though

When I say DIY I mean it though. Sometimes it's easier if we fix things ourselves, including fences etc!
 
I'm just outside Cambridge and pay £140/month DIY (including box/grazing/use of 2 outdoor schools). I personally avoid individual turnout like the plague as my mare is happiest turned out in a group (and frankly I loathe individual turnout as I think even if its more convenient for owners piece of mind, most horses are happier kept with at least one other companion unless they're unusually aggressive or are a stallion).
 
Not near you but I pay £75 p/w for 5/2 livery which includes adlib hay/haylage, basic feed (i.e not supplements) most year round T/O (rotated in agreement with liveries and only no t/o if ground dangerous in snow/ice) horse walker, outdoor all weather school, secure tack room.
 
Norfolk - £105 p/m DIY includes 1 summer/1 winter paddock, indoor/outdoor school, straw and hacking around field margins. Would happily pay for poo picking! Also we are set on a shooting estate which is a pain in winter.
 
I'm Norfolk/suffolk border, have 3 ponies on DIY, I pay £140 a month, for that i have 3 stables, own private tackroom, about 7 acres, hay/straw storage and covered parking for my lorry. We dont have a school but i make my own in my fields and i have thousands of acres of off road hacking.
My YO maintains all fields, (there's only 3 of us there with a total of 7 ponies 1 horse on 11 acres) fencing spraying etc... we poo pick and when needed pull ragwort if that field isnt being sprayed.
My yard used to include poo picking within the price but that was when they had a poo picker, they sold that so we now do it ourselves.

I do feel very lucky to be where i am... :-)

Where are you SA. You must be sort of near where I'm from as you teach at my old school and I'm intrigued! PM if you want!
 
I am in Yorkshire and have my young horse on DIY livery (albeit at a friends yard) along with my 11.2hh elderly pony for company.

Pay £30 / week for that I get: Stable, shavings, hay, 3 acre own field, use of menage. Turnout is all year round. The field I can do what I want with ie fence off areas, poo pick or not etc. Good hacking with loads of bridlepaths. Both horses are out 24/7 and have been since March until November, then young horse will come in at night and pony will continue to live out (fingers crossed she will get through another winter!).

I have my own stables at home, 1 acre and outdoor school but live on a very busy A road and decided to keep my youngster at livery in a quieter spot for safety until I got to know him better before bringing him home. I like it that much - am keeping him there for another year LOL !!!!
 
O and the insurance she will def need PL and EL (if employing anyone) and will need custody and control. She may need loss of revenue, money, contents (such as hay and straw, tack etc) and also buildings cover if she wants to cover the stables etc for flood malicious damage, fire or other standard perils.

Our company has a minimum premium is roughly £250 + IPT and admin fees all dependant on level of cover she will require.
