Why is it so hard to find a livery that suits within a reasonable distance of home?

I am happy at my current yard where I have been for more than 8 years apart from one thing. It is about 12 miles from where I live and I spend a lot of time and fuel going back and forth. Because I also work 35 miles from home I am doing 90 miles or 110 miles round trip each day and I keep thinking how nice it would be to spend less time driving and more time with my horse.

I have been looking around locally at yards, but I am really struggling to find something suitable. I am happy to compromise a little on what I want, but if I have to compromise on too many things I figure I may as well stay where I am.

Peeps in the area, if you can help with any recommendations for nice yards I would be most grateful:)

Ideally I would like:
Assisted DIY or part livery
Access to off road hacking (even if only at certain times of year)
Menage with lights
Reasonable levels of turn out all year

Ideally Fillongley, Corley, Arley, Over Whitacre, Meriden, Maxstoke, Allesley, Furnace End, Coleshill, Hampton In Arden type areas

Swallowfields at Lapworth is nice, has many competitions and seems well run, tidy and the people are pleasant. Might be too far for you though.

I thought it might be. I don't keep anything there, but we used to go there a lot for the dressage as they do a good range of classes, the surface was good and they ran on time !

The yard always looks tidy and well run. Hope you find somewhere ideal.

I'm in the same area and really struggled to find something. Finwood barn might be worth a call although cant remember if they do part - really liked it but they had no vacancies when I was looking. Green Barn in Barford has excellent off road hacking and the lady that runs it is lovely, but is part of full only and has barn turnout in winter.

Where I am is full only. Try preloved as some liveries are advertising there and earlswood equestrian's notice board and website http://www.earlswoodequine.co.uk/news/category/local-livery-yards/ or as at townfields saddlers in allesley.

Most of those are too far away. I live in Fillongley and want to ideally be within 5 miles of home, or a can stretch a few miles more if on my route to work which goes through Meriden and onto the A45/M42 by the NEC

Barford, Warwick etc are further away than I am now.

I have been round Townsfields, Swanny's etc looking at the noticeboards but no joy as yet:-(

Nether whitaker stables are lovely. Great manage will do assisted. Not too far just go up Tamworth rd,bear left after daws mill pit. Then carry on till you come to the garden centre. Fork left and its 2nd left. I know someone is leaving so will pm you a phone number of my friend who keeps her horse there.

Also stonehouse stables are just round the corner from me in meriden and back onto the bridleway. I dont have number but its down Becks lane opp kinwalsey lane which you must pass every day

Is Bagington too far for you? Oak Farm do DIY and assisted if I remember correctly and have about 200 acres of off road hacking straight from the yard. Small same sex herds. Have 2 schools with flood lights

Try windmill house farm in shrewly altho I don't know if there are any spaces.
Erm manor farm I think it's called in lapworth is nice
I am at Chesterton farm in fen end, it's so nice but I don't think there are any spaces. Most people are DIY and there is a floodlit school etc.

Lap worth, Shrewley etc is no better than where I am now in terms of location:(

Is Faulkwood the one opposite the Horse and Jockey? Do you know what facilities they have? Do they have any off road hacking?

Marslands looks fab but a bit out of price range. Went to see Tanya's place last week but they have no space at the moment.

If I had the money I would start my own yard as there seems to be a gap in the market round here lol:)

Appriciate all the suggestions.

Faulkwoods is in Corley Moor, on the road to Corley, down the lane on the left just before Youngs Builders merchants. Drove past today and on the tree on the corner it has a sign up advertising the menage for hire.
