Livery - what would you pay?

Would really appreciate peoples opinions on suitable charges for livery. I already have some in mind but it would be great to see what people expect to pay and whether this fits with my figures.

The yard would have:

- indoor and outdoor arenas
- full set of jumps (wooden and plastic)
- some xc schooling fences, inc ditches, small drops/steps etc
- unlimited turnout in well maintaned fields (poo-picked etc), mixed or individual as required, with provision for fatties/laminatics and good fencing (a mix of post and rail and dry stone walls)
- indoor stables 12' x 14'
- owner/manager on site
- excellent hacking; quiet roads with access to miles (literally) of bridleways
- flexible livery 'packages' to suit the individual
- possibly a horse walker (would also be interested in opinions as to how much one would get used/how much of an appeal it would be to customers etc)

So how much would you expect to pay for DIY, part and full livery at a yard like this (in the North East)??

DIY would include being fed and turned out and obviously mucking out/bringing in etc could be done on certain days if required.

Part would include mucking out/turning out/bringing in/being groomed/feet picked out Mon - Fri.

Full would be all the above 7 days a week.

All hay and straw included, shavings extra and liveries to pay for own feed.

Any ideas of ways to improve facilities and/or services would also be appreciated!

I can only answer for the area in which I live (Thames Valley)

But I would pay £50-55 DIY, £90 Part, £110 Full

Horsewalker yes I would use
 
25 for DIY due to your area.

40 to 70 for part dependent on the package.

However.. on your part livery i would be tempted to offer a menu as a set deal!

To me DIY is totally yourself. If I was on DIY and came up to find my horses turned out I'd be mightily peed off!! I also don't like hard feed included in livery.

I pay £22 per week for 2 outdoor arenas, a round pen, indoor wash box, huge stable, individual tack room, storage for trailer and shavings, good grazing but all poopicking and weed pulling done ourselves.

Services are avalible but I get my friends to do my horses if I'm away so I don't like yards where that is banned.
 
Tricky.. as CM says I'd expect DIY to be exactly that. To me anything else is assisted. Maybe £25-30 a week up here - how rural are you? As a rough idea I pay £43 per month, per horse for grass DIY on the Newcastle/Northumberland border. Lots of hacking, field shelter, tack room, stable if needed, haylege done by YO twice daily in winter at £22 a month extra.

The old place I was at was £85 a month just for field share - which was miles from the tackrooms, knee deep in mud, overrun by bullocks and in very bad condition. They also overcharged for haylege!

Having the turnout in the mornings was just an idea I'd had after speaking to a few people who found it difficult getting to the yard in the mornings before work. It would probably be a better idea to leave it as an extra if people wanted it. Thanks for the opinions!

I'd be quite happy for people to share jobs etc. I think it makes a yard more friendly - we used to do it all the time at my old yard.

Nudibranch - the place I'm looking at (subject to finances etc!) is between Durham and Consett so although in a very rural setting it's within easy distance of the main built up areas.
 
This is south east - we have indoor school, tack room, feed store and area to store hay. We pay for all feed and bedding and this is DIY, ie we poo pick but YO does repairs. Good hacking in summer but very muddy in winter.

£30 for stable and grazing. I then pay £1 per day to have my horse fed and t/o in winter and fed and sprayed in the summer.

For the facilities you offer, if they were in my area, I would be prepared to pay £40 a week for DIY with hay included as I like to t/o 24 x 7 from late April to end October, £50 if t/o and feeding was included and they were brought in and put in stable for me to come up later and do rugs etc.

I recently paid £100 a week for full livery with schooling/exercise included, but that was a very good price.
 
My friend pays £250 a month; for that she gets, grazing/stable

turnout/bring in
muck out 7 days
outdoor school
lots of nice hacking
small high fibre feed
poopicking
so, full livery really, I keep telling her quit moaning its bloody cheap!!
I used to charge £20 a week complete diy;
 
I think a horse walker is a really good thing to have, especially if you think that your fields may take a hammering if we have a summer like the last few!

If you think that you might have to limit turnout in order to save the fields so they don't turn to complete mud then I would say a horsewalker is a must. Especially for those people who are on full livery and may not be able to get up to exercise everyday and for those horses that climb the walls should they be left in a minute more than they think they should be!
 
Of the 2 yards that I have worked on, they have both been full Livery... the 1st yard was £75 a week - T/O (in mixed sex shared paddocks), Rugging, Muck Out/exercise/Feed/Haylage and field duties, but wasnt that well run. It had a walker and menage, the walker was used nearly all day every day! I would have an enclose one tho as that was 20m circle with post and rail normal height fencing - Id rather have a larger circle with a dirt track rather than concrete and higher fencing for safety.
The yard I work on now is also full livery, but has indiv t/o, a sand school and an international arena, muck out every day, (2 are on box rest) and all feed. The owner is an international dressage rider, and as far as I know doesnt groom (well I dont anyway) but all the paddocks are immaculate and the beds too. We do differently tailored packages too. That is £95 a week. I think its mega expensive as Ive always just grazed mine with Dads sheep and bunged him a tenner every so often. When sunny was stabled it was £40 a mth for the stable, but he wasnt out at all so no grass rent. Im lucky really! Good luck! xx
