Livery yard dilema

Please help me pick from 3 options,

1. Scruffy yard with ok turnout
People seem friendly but did spot some parelli going on :eek:
Manège and hacking but no lessons or outside help allowed got very defensive when I said i have friends up to ride or shout at me from side of school
Cheap
10min max from new house but don't really know area so well


2. Friendly yard with people I know
Help from friends all ready on yard
Possible transport to shows as lots go 2 same shows etc
More expensive
Manège and hacking on ridgeway
but..... Currently only have 1 stable for 2 horses and my field will be down a lane where they can see others but not touch so may be a problem if I just want to bring in to ride one? Have been told I can have next available stable but do I risk it? What if one doesn't before winter?
Yard is 25 mins from new house but 5 mins from work

3. Stay at work where I have great facilities but my boss has some big ideas which my horses won't like and won't really fit in with what I do with them! My 2 retireds are staying here but I just can never do anything ridden wise as it so busy and loud my horses get to stressed ( retireds are fine as they have field at top with shelter so don't really come in) also I feel liken I'm at work 24/7 :(

Option 2 without a doubt....sounds the best for you and horses....if there is no stable by winter would they let you put up a shelter in the field?

If not then do not got for option 1 IMO - sounds to me as if you already know that!

The separation thing might be a pain for a while but it will settle.
 
I am more worried about the not allowing help in the option 1 and the fact I would have a complete fit if I saw someone waving a stick in my horses face!
 
Option 2 would be my choice without a doubt.

If your two are out as a pair, when you want to ride could you bring both in and leave the other in the stable?
 
I'd go for option 2 and keep everything crossed for a stable by winter - if not, I like parker79's idea of asking to see if they'd allow a mobile shelter or even some kind of windbreak if the field doesn't have much natural shelter available. If you need to take one out to ride then the remaining horse *should* be ok if it can still see others, it wouldn't feel completely alone.
 
Yard #2. Yard #1 is a big no because of defensiveness when you mentioned helpers. They probably have their own methods and probably don't want anyone challenging them, or displaying that there are other suitable ways of handling horses. Yard #3 is pointless if you can't ride. Do other horses live out 24/7? One of them could go in your field and one of yours be stabled nights, the other stabled days. So there's always two horses in the field.
