livery yard

firstly - do you already have land/buildings?
if you do fab, if not, you have to find somewhere to rent - these places are hard to find, and cost a lot! if you have to rent, trust me, you wont make enough really for a wage, let alone a decent wage.
i have a livery yard and will happily help you if i can.

yea i have land and just built a new 30 by 60 barn as well as the one i already have so i'm fine there and i'v looked into insurance also putting a paddock up for turning out or lunging in just waiting for surface kitchen went in last night and tack room is almost done but i was just wondering if there were any tips really
 
I don't have one but I'd like decide what I want from livery and work from there. Maybe go and have a look at whats in your area and what kind of prices are being charges.

If you keep the standard high and the area maintained and tidy it goes a long way.

I'd like my girl on full livery because I work away quite often so the only advice I would give you from a livery owners point of view is... Please give the service agreed for the price.
I find in my area that there is a honeymon period and then they stop doing certain things such as, grooming, mucking out (now just skip out) and doing late night check.

If they had said they didn't do those things I could have made a decision based on that but we agreed these things before I was given price - it's just so frustrating!
I don't mind paying for full livery but I don't like paying for something I'm not getting.
Where abouts are you cos I might be interested?

I opened up a livery 6 months or so ago in Wiltshire. I absolutely love it however its bloody hard work for very little return. It takes over your whole life, well it has mine and can be very stressful. I rent my yard and financially I find it very tough but then I am a new business and I see in time things will be easier. I would say though its certainly not a busness to make lots of money out of. Good luck with your venture, it was always my dream to have a livery business but I didn't think it would happen to me at 25! Good luck and if you would like any info pm me.
 
Have rules and stick to them would be my advice. Especially when it comes to turn out and grazing as people get very upset if they think someone is getting a better deal than them in terms of paddocks.
 
It helps a huge amount that you're not renting!

My advice to do a business plan and do lots of research into other livery yards in your area. You need to make yours different from others. We did this by putting in lots of facilities and making the yard look decent....not a typical diversified farm. We've been open for 6 weeks, have 12 stables full and another 6 booked out of 30.

yea well one of my extras is that i live on the mountain and there is 1100 acres to ride on which is lovely

What insurance have you got and who with?
 
we are with NFU, had a bad experience with one of the brokers a few years back.
NFU have been fab, even when someone tried to sue us! (sadly, it happens! crazy horse people who wreck their horse and then try and blame everyone but themselves!)
what cover you need is dependant on what services you are offering, but its better to be over covered than to skimp on it. they can offer all sorts, covering the yard tractor, so many bales of hay that you store etc etc
 
Fantastic! That will be a real pull, we have 400 acres on this farm for the liveries to ride around, having about 5 miles of headlands.

We are with the NFU. Make sure you have contracts for the liveries too!
