Hi, I am looking at the possibility of setting up a livery yard in Circencester for Part, Full and Hunter livery, however don't know the area very well and was wondering if there would be a need for it? Any info would be gratefully received! Thanks
 
There are quite a few liveries in that area, prob depends on your facilities, grazing (most can't manage individual yr turnout), if you are willing to take students during term time and of course price! Your location compared to the royal ag and hacking (road free hacking in the park commands a premium) will also play a big part.
What area will you be looking at?
 
Hi, thanks for your comments. The yard is right beside Circencester Park so hacking wise it's fab. It also has shower/kitchen facilities, all weather arena and year round turnout. I was thinking £110 per wk full livery?
 
Is that on the Ciren side of the park or out of town? Town side can be more pricey. Size of the arena, extra services you offer etc (a multitude of tiny things seem to have a big impact on the price!). If your full is totally everything (riding, grooming - the works) and is on the more convenient and expensive town side then I think that is on a par with other yards in the area. If it is out of town then I think it is a touch expensive unless you start adding fancy extras like horse walker/solarium etc as it adds a commute for most people to get to the yard. If you factor in a commute then you suddenly have a fair bit more competition so then the need to be more competative comes into it. Is the yard currently a livery yard? What are the current liveries paying - if you can at least start off with those then it will help you out immensly!!
 
The yard is just off the A417 before you get to Circen. It's a brand new yard with no liveries. In my last yard I was charging £115 pw in Shropshire for full livery with riding on top of that.
The arena is 25x50m with all weather surface. Individual yr t/o. I have very good refs from my previous liveries/trainers/farriers/vets, etc. Do you think that makes a difference? Thanks
 
the viability of the yard depends on the initial rent, then the obvious out goings feed bedding hay fertilizer insurance water electric, field maintenasnce, equipment,, then what labour you have to employ, and your own skills in running and managing yard, and of course the facilities. full business plans and projections required on your part. and sourcing local suppliers and workers will all determine what you need to charge. cirencester is a relatively moneyed area.

Ohh, sounds nice! I think good refs will help massively, esp as it is full livery so you will have to trust the yo so much more than DIY (I think!). I guess the hard bit will be getting people through the door initially so they can find you are good at it and have good well maintainted facilities.

I would have thought your liveries will be moving from other yards rather than all be new horse owners, in which case it might be harder initially to get new people than it will be to keep them.

Once they love your yard you are sorted! Perhaps you can run an open yard weekend or perhaps a comp there where people can just have a no pressure nose around - means that people can check out your yard and meet you without having to sign up. Once people know you exist and have seen your yard and like it then I think you'll be on to a winner.

Sydney Free saddlery run a book of livery ads which you can advertise in v cheaply. Central horse news also has a good ad section. Hunters dressage might be a good place to advertise too as it is v local to your yard and you will get more of a full livery/comp type audience I would have thought.

There are alot of yards in that area, but even the ones v v close to Ciren don't always have good access to the park (without having to take your life into your hands and cross a roads etc!). If you have that and a good school, maintain your grazing well and you are good - then it really sounds ace!!! Shame you aren't offering DIY as it sounds like a yard I would love!!

Maybe I will hold you to that! I charge for riding on top of that. I was thinking around £125 for 3 excercise a week with tack cleaned after each session? I have a good record schooling upto Adv Med and upto 1.40m, breaking and bringing on. Is that reaonable or too pricey?

Thepony what do you pay for DIY and what do you get for it? Thank you for your help!
 
so your full livery is really a 7 day a week part livery as it doesnt include riding and exercising. good luck in your new venture. it would be an idea to phone other yards in the area to see what they offer and what you get for the £. livery prices vary so much from area to area, and of course there is a huge variation of the quality of care and facilities.

Would agree with this - around here (and where ever I have been on a yard) full livery is just that - the works. No need to even turn up and school once a week or pat the pony if you choose not too! Anything less than full (ie, extra charges for exercising, grooming, feed, tack clean etc) is considered part livery. If you do a search on yards some of the full livery yards list exactly what you get for full livery - including the number of times ridden/exercised per week.

Another option to help your earnings if you have plenty of grazing is to take polo ponies in to rough off over the winter. Once of the yards near ciren does this (though in this case it is as the detrement of the year round liveries as there isn't enough winter turnout imho. Horse walker is NOT equivalent to turnout I think!)
 
Hi just wondering if you had set up your livery yard and if so if you had any space for september/october onwards? I am looking for a DIY livery if you are offering one? But also if you need any staff/ help I am an experienced groom and would be willing to work hard in return for some livery. Many thanks
 
Hi, sorry my yard is in Broadway. Kemble might to DIY but there is no hillwork and you have to cross busy roads to get to some of the hacking. Very tidy but quite a lot of horses for the facilities. Good luck.
