Livery yards in surrey

Can anyone help? Im looking for a diy/assisted diy yard in Coulsdon, Chipstead and the surrounding areas, dont want to go to far out from there thou.
Ideally somewhere with good turnout, a school is a must and good hacking if possable, same as everyone else i think! I cant really afford part.

You could try the Old Deer Farm in Chipstead, I know a few friends who used to be stabled there years ago. I would reccommend Allmanor, but I think it is up for sale.
