livery yards- what are you looking for?

What do you look for when looking at yards- what are the "MUSTS" that a yard must have for you to consider? Do you prefer small and private yards or bigger yards that always have people there and can be sometimes busy?
 
Musts:decent school, good turnout, nice stables that are either open or have bars between them as my mare is a terrible weaver if they are too closed. I prefer smaller yards that are not overcrowded but not too small that there's never anyone around.
 
I love my current yard hence why I drive an hour to get to it. I have my mare on full livery otherwise it would not be possible in the slightest!

Full livery option, small competition yard, experienced instructors on site, horse walker, good turn out, indoor school, fab hacking, jumping paddock in the summer and enough people around to go hacking with or not as I wish!

small and private yards are definately for me. Altho there is around 30horses on my yard, most live out and the majority of them are happy hackers - which means i get the arena to myself most of the time!!

Must haves are:

off road hacking
floodlite 60 x 40 menage
lorry parking
individual turnout
large airy stables

Thats about it, altho if i ever get my own yard it will have the following:

horse walker
lunging pen (its so annoying when you are trying to ride through a test and someone is lunging in the middle of the arena)
indoor (with lighting)
american barn stabling
off road hacking
canter track
