Livery yards with no owners close by

How many of you keep your horses on livery yards that have the owners house 500 yards ish away, and yard has separate entrance, and is not overlooked by house.
I am thinking of moving to this new diy yard ticks all the boxes, except this one. There are only three liveries there at the mo, they all come and go at fifferent times so that suits me, they don't seem worried that there is no-one doing late checks etc.
The girl that oversees the yard says there has never been any probs
I want to go there as it has everything I need but this one thing worries me and I will be 8 miles away. It is pretty much the sort of yard where everyone just sees to their own horse and thats it, which is good in one way, but the girl that oversees the place is never there after fivepm. She say that even if the house was next door people wouldn't necessarily hear anything what do you all think?

To be honest, you could have a YO who lived right by the stables who wouldn't necessarily hear / see anything either. If the yard is suitable in every other way then go for it. However, if it's a major sticking point for you then you'll never settle and will end up running down there yourself at 9pm every night and end up detesting the place.

I keep my horse on a similar type of yard and it is great. the only thing i would say is check teh security of teh tackroom and whether there have been any thefts, as we have the tack room broken in to regularly and littel things go missing on a regular basis, someone seems to come ibn to the yard in teh middle of the night and take wormers,halters, rollers rugs, just a couple of things at a time. but i put this down to the fact that there is no house near the yard. there are only 5 livery owners at the yard so we know it's not us.

No one lives near my livery yard and the YM lives 40 min drive away. I only live 10 mins down the road, there are about 12 horses/ 8 liveries on my yard. We have pretty basic security but we keep absolutely no tack up there. We tried locking things away however theives caused more damage smashing up locks and doors and still got away with the stuff, so double the expenses on our part. Fortunately the last time our yard was broken into was over 10 years ago now. Infact it doesn't overly bother me no one lives there, we have a lovely friendly yard, everyone is there at different times and keeps an eye out and bonus no YM constantly up there sticking her nose in!

The advantage of having someone living on site that checks the horses on the yard last thing each evening and first thing in the morning is that they can spot things like colic. It may also help if there is a fire at the yard or if there are intruders.

Make quite sure that your horse is Freezemarked and also Micro-Chipped so that in the event of it being stolen it can be identified. Also ensure all your tack is tack marked with your post code and all lorries and trailers have the post code in large letters on the roof.

I have been on a yard where the owner was living 40 feet away and we got completely wiped out with the thieves cos the owners were too scared to go out and she didn't let the dogs out incase they got hurt ( which I can understand being a dog owner myself )

It wouldn't put me off tbh but I would be sensible ie horses freezemarked or chipped, don't leave expensive tack there, padlock gates etc etc

Our YO lives 5 mins away but all yards in our area have a lot of probs with thieves.
Maybe talk to other livery owners about what time they leave the yard..lots of ours ride after work and are there till 8pm and consider doing your own late check on the nights when no-one's about (mind you I did this one windy night in the winter when wet horse was refusing to dry and frightened myself silly!)

Thankyou to everyone that responded, I'm still deliberating!!!

I think my biggest worry is that something might happen to the horse and I wouldn't know till the next day. Where I am a lot of boxes are not ticked but they live there - 50 yards from stables, overlook stables, and the woman who owns the place is always there.

Guess I'll have to sleep on it.
