Hi all

I unfortunately have to make this post AGAIN! At the moment I am stabled at Mote End Farm but the £750 a month I am paying for 5 day part livery and weekend DIY is absolutely crippling me. My flat has been put up for sale by my landlord so I am looking to move again. Can anyone recommend anywhere at any place in London to keep a horse - preferably somewhere quite professional and not a riding school. I like the look of East Herts but it is a long way away. Also like Wildfarm dressage but any other ideas - North, West or East gratefully received.

There is a place called Arkley View in Barnet, or have you tried Frith Manor near Mill Hill East station - I used to be stabled at a small private place on Totteridge Lane but have lost contact as people have moved on to Herts.
If you have transport you could try places like Borehamwood (Crossoaks Farm or Strangeways) or Pattchets?
 
I have transport and am willing to trawl around a bit until I find the right place. My priorities are a nice menage, all year turnout and a semi-peaceful yard (ie not a riding school as my boy too much of a stresshead). Really appreciate your suggestions - please keep them coming as I would like to look at as many yards in as many different areas as possible before I make a decision.

if you are having to relocate yourself, why don't you move out of london on a fast train line, rent is cheaper (i know transport will be more) but livery will be cheaper as well
 
Unless Frith Manor has changed I wouldn't bother, its a shanty town

I have been at Mote End aswell and it was fab but I have heard not so good things recently, price being one of them.

I can recommend Keith at Wildfarm he is brilliant but he has very little turn out and I wanted more. There's nothing more disheartening than turning up on a beautiful day to find your horse stood in his stable.

Having lived in that area I can't think of any good yard that has everything I would want.
 
I live in Wanstead and keep my between Epping and Harlow - takes me 25 - 45 mins in the car, depending on the time I go up, or I can do central London to Epping in 45 mins on the bike as in the summer I go straight from work.

High Beech is about 20 mins drive from Wanstead if you want to look in that area and you are in Epping Forest.

LHS are you able to recommend anywhere a bit further out where I could get an overland train into London where there is a really good yard - I am definitely open to this possibility. At the moment my rent of a small room in a poky flat and my stable on 5 day livery is over £1500 a month - before I even get out of bed!! It is simply not sustainable!!
 
LOL that was like me but I was paying £1500 just for two horses at livery never mind my London Mortgage on top. Anyway I moved out of London and bought my own yard. Complete life change.

I think you would be better to narrow down where you would like to live and then look around for a yard as opposed to looking for a nice yard and then moving close to that. For what you describe I think word of mouth yards would be ideal as its the bigger riding school / competition centre types that advertise.

The only other place we were at was a SJ based training centre in herts where they had great facilities. The guy running it was great but his wife was a witch so again couldn't in all fairness recommend that. God it sounds like I couldn't settle anywhere but I either found great facilities and lousy YO's or great Yo's with no facilities.
 
There are lots of nice yards around Waltham Forest/Epping way. My sister has a flat there and the rental prices are not too bad. There seems to be a good community of competition riders up there. My friend is at Woodlands stables, it is mostly dressage riders and it is very nice indeed and not as expensive as mote end.
 
I know what you mean it's pretty depressing! Would you mind telling me or pm the name of the sj yard so I Could look? Think ur right re word of mouth that's exactly what I need- oh why is it so bleeding hard?! X
 
Holt Farm Chiswell Green. A few minutes from M25 and M1. PM me if you want details. I am stabled there. They offer a good quality 5 day part livery with weekends available as an add on. Small yard, two schools and individual grazing. There is a space,
 
bricket wood theres a place - youmight have to google - think they charge 410 a month for 5 day - and great care.
 
Not of help, I know, but my former colleague had a sister in Essex (London commuter) who bought a house that happened to have stables. She wasn't horsey herself, and a few people just knocked on her door one day and asked whether they could keep their horses there in return for a small fee. As she liked to see horses out of her window, she accepted.

I repeat the others - try moving out of London and commute in. £1,500 a month is quite a hefty sum. I used to pay the same just for a 1-bed flat. Moved out of London and can fit the cost of commute, the rent of a house and the livery yard fee for less than that.
 
Living and stabling further out will be better and cheaper but then you have higher rail fare and longer commute. It's almost impossible to get the balance right in London.

There seem to be some nice yards Herts/Bucks way but I suppose it depends where you work as to whether or not that's commutable.

I live in a houseshare in South East London and keep my horse in Bromley. It's probably one of the cheapest parts of London but still works out at well over £1000 per month for the basics (£500 rent & bills, £450 full livery + £120 travel card) !

Move to the country !!!!! I wish I could.

We are just outside the M25 (near Beaconsfield) and depending where in london you work I'd say out this side would be worth looking at - trains from Beaconsfield/Wycombe into Marylebone are 30 mins, might be £70 a week for your train but rent will be a lot less and livery options much more extensive and cheaper! There are loads of yards around High Wycombe and Beaconsfield/South Bucks in general that offer full ivery, Pyatts Farm, Chequers, Radnage, and Oldefields spring to mind immediately but thats the tip of the iceberg. Or you could go Chesham/Amersham way and be on a tube line rather than overland?
