looking for land to rent - help me word my advert please?!!

Hi

I've had an ad in the local free paper for weeks now, asking for land to rent locally. but no joy.

so, my next plan is to drop leaflets through all the neighbour's/local farmer's doors... do you think that is ok? or will they think i'm a mentalcase and hate me?

So far my leaflet says:
Wanted!
We are desperately looking for some land to rent in, or very near to Gedney Broadgate.
Ideally we need between three and five acres, but we will consider anything from one to ten acres. We will maintain/rotate the land, and look after it well. Would prefer at least a two year rent, but again, will consider anything!
If you know of anything that might be suitable, please contact **** on ***** ****** or email ******.

I know farmers can be funny about renting out land for horses. do i need to say anything else? i suspect the farmer opposite us owns some of the neighbouring fields... so i'm being very nice to him (taking him homemade cakes, fresh eggs etc) and trying to convince him we're not 'townies' which i think was his concern...

do i need to say we can fence the land? should i say it's for horses? we're also hoping to have a sheep or two on there.. would that make a difference?

I would say that you can fence it, and maintain the pasture, also that it must have a water supply.

Also advertise in the local feed merchants/tack shop/parish magazine/village hall notice board etc etc. Talk to as many people as you can - we own a feed merchants and the amount of people who won't put an ad on the board but would like me to remember that their pony/horse/dog/land is for sale/loan/had puppies/needs reseeding and can I match their for need with someone elses is amazing!

my hay guy's coming this weekend, i'll quiz him about it, he knows who owns all the local landowners etc. umm, i have numbers for the farmer at the end of my lane, and the major local landowner, will let you have them tomorrow if want.
 
CCP would suggest to ask the farmer when you next take him cake/eggs in a 'was wondering if you know of anyone might have some land to rent?' sort of way. These farmers all know each other and love to gossip.

Also try a card in the local PO if you haven't already - all the buisy bodies who also know all the gossip (farmers wives) will be in and out of there and will know everyone too.
 
I think you should say that you can provide references also, I did when I put a wanted ad up, and although they didn't take me up on them, it shows you don't have anything to hide.

Agree on the whole happy to do all maintanence etc.

Are there any local saddleries that have websites with a classifieds section? That was how I found my place.
