menage or arena

i am in the process of purchasing my own private yard. On the plans there is an excercise arena but its not classed as a menage. At my present stables they have a menage that isnt fenced so that they didnt need planning permission. Is this true and if so why doesnt everyone do this. I would appreciate any comments you have regarding planning for a menage.

Not true if it was agricultural land. On those basis you could happily concrete anywhere, but this is definitely not allowed (hence why so many placing have the facilities but no parking.

I think if I did that there would be an uproar and my neighbours would squeal to the council!

Yuo say that but concrete is classed as a fixed surface but say wood chipping they are not so would it be the same for silica sand. i dont no im just speculating.

But surely once they have dug a big hole done the full drianage work etc etc its hard to say you have put a few woodchips down? Woodchip is the easier of the lot btw. PP you need it even for mobile shelters in some places!

I think you might get away with putting a surface material down around the track providing it is biodegradable, (ie. not rubber!!) but if you put a proper menage in with proper drainage you will need permission. I think because you are permanently changing the structure of the ground or something. If you dont have the proper permission the council can make you dig it up so its just not worth not doing it. Also if you need to sell, it will be picked up by the solicitors and could cause problems.

If you do go ahead it would be worth taking advice from a menage builder as to how to get pp. There are a few tricks that are worth knowing about that help to get it passed easily!!

I would imagine you would need planning permission, I cannot for a moment see that because you don't put a fence around it that you would be excempt.

As soon as you remove the top layer of soil, in theory you need planning permission. It's true that it's easier to get permission in some areas for woodchip as it's biodegradeable but the planners will still have issues with the land drainage and base. If your land is overlooked by others, it's not worth the risk of someone reporting you and you getting caught without permission.

I'd ring the local council and sound them out about the chances of gaining planning consent for the piece of land you're interested in. They will quickly tell you if the chances are non-existent.
