we rent small paddock (0.14 acre) from a limited company and would like to put up a mobile shelter as needed to stable horse recently - but they say we need to get planning permission and it's unlikely because of size of land? -

Before anyone says that's not enough land for a horse to live on we also rent out a field next to paddock from someone else but definately cannot put anything up there - and another 6 acres down lane which we tend to only use during sumer because gets very boggy - so we alternate between this field and another 6 acres down the lane (again no shelter but part of field is forest)

Tried contacting planning dept but goes through to helpline and let's just say they were less than helpful - any advice appreciated before we try to get directly onto planning in the new year (as doubt they will be working next week but may try)

Actually I don't think there is a minimum size of land and provided the shelter is truely mobile, I don't think you have much to worry about.

I would, however, double check the agreement you have with the landowner to make sure there is nothing to prevent you erecting any structure

As above. No minimum field size and as long as it is able to be move you should not need planning permission.

According to the law you need only to be able to move it about 10 feet every so often.

Check your local council's policy; whatever the stable manufacturers claim, some councils do not accept theoretical ability to be moved as adequate to escape PP and require it to be moved, in some cases up to weekly, and not to go back on the same place for a year, which might be a struggle with such a small plot. Also any baseworks even if not concrete may also kick in the PP requirement.

Additional restrictions apply in some areas eg national parks, AONB etc so check that too.

thank you definately will have to speak to planning -

one more thing as it's mobile does that mean has fit through gate to move in and out of field, or just that it can be moved around field (and maybe erected inside the field?)

Frustrating thing is there's a little bit of land like a nomans land overgrown with tatty old stable that fronts onto paddock owned by house opposite and there is a stable there which we've been borrowing but it's concrete and has few cracks and falling apart doors - but we've been unable to get hold of them to find out 1) if they were interested in selling land (as they no longer live there last thing we heard was going through probate but that was over a year ago and we don't have contact for them although have put letter through door as daughter stays there on and off) 2) we could "do up" the stable that's there but have heard nothing
