13 acres with the hen house plus opportunity to buy 8 acres adjacent, planning permission to knock down part of the hen house and convert the remaining two fifths ( approx) of the hen house to a 5 bedroom 6 bathroom bungalow theres a lot of floor space there, probably 25mtrs x 20 mtrs.

It would! It's only 20m wide, you would need to raise the outer edge of the roof to get it high enough not to hit your head if you're on more than a small pony, but should be possible. So keep 20x40 as an indoor, build the house of your dreams in the other 25 x 20, field is already set up for a track. Only need another half million or so over the asking price 😁

You could have a full length glass wall looking into the indoor school so the house would have a private viewing area, I would love that.

as a building to convert as it is totally wow. No idea about the railway line or anything else about the area or even the size just the principle..
Divided across ways into about 5, one for living accommodation, the other 4 for horses, lots and lots of gates, service way up one side for small tractor to work. 4 outside doors along one side. Much as I like quaint old farm houses if I had the chance to build from scratch that would be it.
Everything inside, spacious stables for the horses. So many different configurations possible.

I thought that too until I moved 200 yds from one!! I can go days without hearing one but there are four fast trains an hour!

My gran lived more or less right next to a railway line - it was up an embankment at the bottom of her (not very big) garden. After a while you literally stopped hearing them, it was quite an interesting phenomenon, how our brains all just screened them out! We only ever "heard" a train if it was something different to normal, then you'd notice the sound of it.
